Position Title: Lead Engineer
Job Status: Non-exempt, Full Time position
The Objective of the position: Maintain the integrity of all building systems, operate the building in an efficient manner, and perform a variety of tenant services while cultivating positive tenant relations in accordance with Vanderbilt Office Properties’ established operational and safety procedures. Professionalism and customer service is a must along with working in a team environment.
Supervision Received: This position will report directly to the Chief Engineer.
Supervisory Responsibilities: Ability to supervise and coordinate maintenance staff, vendors and contractors. Ensure contracts and projects are completed in a timely manner.
Job Summary: A successful candidate will utilize advanced skills to perform complex preventive maintenance and corrective repairs of building systems and equipment. The Lead Engineer will monitor building system operations and performance and utilize several trade skills and knowledge such as plumbing, electrical, heating and cooling, fire and life safety systems, painting, and roof systems. We are looking for a professional who can take the initiative and help anticipate problems before they occur. The ideal candidate will be able to demonstrate effective written and oral communication skills when interacting with tenants, visitors, contractors, and vendors.
Essential Functions:
Detailed tasks, duties, and responsibilities that must be performed:
- Maintain the property in a first-class condition. Regularly inspect all areas of the site/building, communicate deficiencies and suggestions for improvements, and take initiative to correct as appropriate.
- Strong focus on operating, maintaining, troubleshooting, and repairing facility equipment on all systems.
- Control the daily operation of all mechanical equipment in the physical plant and building.
- Inspect building systems, including fire and life safety, HVAC, electrical, and plumbing, to ensure equipment operation is within design capabilities.
- Equipment maintenance will include cleaning, inspecting, calibrating, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.
- Knowledge of maintenance and operation of building automation, water treatment, and fire life safety systems.
- Communicate with the Chief Engineer and Property Management about any work that requires outside expert assistance.
- Receive and respond to tenant reports of mechanical or maintenance issues.
- Work with tools and supplies necessary to complete projects.
- Maintain corporate safety procedures at all times and comply with access control regulations.
- Respond quickly to emergency situations, including evacuating buildings and summoning additional assistance as needed.
- Monitor utilities, electricity, and water. Read meters and update tracking spreadsheets.
- Maintain fire, carbon monoxide, smoke, and other safety systems within the structure.
- Calibrate instruments and tools required for job responsibilities.
- Update tenant requests and PM work orders as they are completed.
- Monitor lighting systems.
- Inventory and replenish supplies for all building systems.
- Prioritize problems and activities.
- Track work and save relevant reports and information according to VOP policies.
- Perform other duties as assigned.
Qualifications & Skills
The knowledge, skills, and abilities to perform the job
- High school diploma/GED required. Associate degree (AA) or equivalent from two-year college or technical school a plus. Or equivalent combination of education and experience.
- Universal CFC certification is required.
- 4+ years of building maintenance experience.
- Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to effectively present informaAbility
- Ability to work evenings and weekends as required.
- Must have the ability to climb heights, lift up to 60 lbs., and climb onto ladders.
- Customer service oriented.
- Detailed, accurate, energetic, and self-starter.
- Computer literacy, including work order systems, Microsoft Office, and Dropbox.
