The Senior Maintenance Technician will be responsible for serving as the Site Supervisor to other maintenance technicians for our apartment community, and reports directly to the Chief Engineer (CE). This team member is expected to serve as a supportive member of the Maintenance Team, maintaining the highest of standards for the resident experience from the first impression to their move-out day. Our team understands that resident retention derives most heavily from resident experiences with property maintenance and upkeep, and will demonstrate a strong commitment to providing exceptional service that delights residents.
As a part of our Maintenance Team, this role is responsible for completing assigned work order requests and abiding by the make-ready schedule, while ensuring that all necessary parts are ordered in a timely fashion and are in stock in time to complete work requests within 48 hours.
Role responsibilities include but are not limited to:
Customer Service
- Maintain a positive and upbeat demeanor with outstanding customer service skills.

Building Maintenance
- Guarantee expeditious completion of all maintenance requests and apartment turnovers, assuring property maintenance remains in compliance with Virginia Landlord Tenant Laws.
- Maintain mold logs, snow removal logs, refrigerant usage logs, and MSDS sheets.
- Maintain accurate records regarding preventative maintenance, annual apartment inspections, move-out inspections, pre-move-in inspections, make-ready checklists, and other reports as requested by management.
- Maintain vendor relationships, and conduct continuous follow-up on scheduled requests.
- Complete all assigned maintenance tasks on vacant apartment within industry standard of 5 business days.
- Demonstrate willingness to learn and understand the building.
- Strong attention to detail – Acknowledge and perform minor/routine maintenance repairs throughout the property on a daily basis such as trash removal, grocery cart return, light fixture damages, bulb replacements, wall damages, etc.
- Ensure locks are changed and new keys are made following every move-out.
- Complete Preventative Maintenance items.
Safety
- Maintain a safe working environment.
- Keep maintenance office clean, orderly, and safe.
- Comply with all OSHA regulations and any applicable laws regarding health, safety, or working environment.
- Always check for resident permissions before entering and respect appointment requests when completing work orders.
- Ensure building lights are working properly.
- Verify all locks and doors secure properly.
- Assist Property Manager and/or community representatives as needed in emergency situations, referring to the Property Communications Plan and/or Emergency Plan.
- Adhere to all applicable building, county, and safety codes/standards.
- Ensure all tools and property equipment are in excellent condition, and are operating as intended.
- Identify all utility meter cut-offs, apartment and fixture cut-offs; prepare maps for each location.
- Adhere to company's key control policies, and monitor ‘tag out’ report.
Qualifications
- Excellent verbal and written communication skills
- Proficient knowledge of computer applications including Microsoft Office Suite and others as needed
- Highly organized for the purpose of supporting a team: strong team player
- Previous maintenance experience in residential/multi-family property management strongly preferred
Position Requirements
- Must possess skills with a proven record of experiential knowledge regarding HVAC – CFC Certification required.
- Must be able to read and comprehend both ladder wiring diagrams/HVAC schematics and have the capability to troubleshoot and perform repairs on both residential and commercial units.
- Knowledge of risk management, OSHA, and MSDS.
- Experiential knowledge of Fire Suppression/life-safety equipment – must possess strong knowledge of both wet/dry systems as well as Honeywell CO detection systems. Must have some knowledge of Fire Control panels and Annunciations.
- Intermediate skills in performing HVAC, mechanical, electrical, plumbing, and appliance repairs.
- Intermediate experiential knowledge of energy-efficient appliances, both troubleshooting and repair.
- Familiarity with drywall work, painting, caulking, and basic carpentry.
- Working knowledge of Microsoft Word and Excel.
- Experience with property management software systems and residential portals.
- Exceptional customer service skills and telephone etiquette.
- Demonstrate strong sense of integrity.
- Knowledge and understanding of Fair Housing and Landlord/Tenant laws.
- After-hour/on-call availability; including nights and weekends on a rotational basis.
- Must have reliable transportation and have the ability to travel between sites and respond to on-call/after-hour emergencies within company's standard of 45 minutes.
- Capable of occasionally lifting, pushing, pulling, or transporting 50 pounds or more.
- Ability to move around property sites, which includes climbing stairs and ladders.
- Must be authorized to work in the U.S.
