We are currently seeking an experienced Maintenance Technician to join our team in Greenbelt, MD.
The Maintenance Technician is responsible for activities required to successfully maintain commercial office building(s). The Maintenance Technician has the responsibility and accountability to ensure the highest standard in property operations ensuring a superior customer experience and fiscal management. The Maintenance Technician must have the ability to remain calm and respond quickly to resolve problems which may arise in day-to-day operations, be resourceful and self-directed, complete multifaceted tasks under demanding conditions to accomplish desired results, be detail oriented, maintain a high level of confidentiality, and project a professional image and a positive attitude. Duties and responsibilities of this position may be fulfilled by Maintenance Technician or others who the Maintenance Technician may coordinate.
THIS IS A HANDS ON POSITION.
Representative Duties
The following duties are typical for this position. Employee may be required to perform additional duties not set forth below to address business needs and changing business practices.
· Assist property management team with development of scope of work and, when applicable, project specific Request for Proposals
· Work with property management team to identify qualified contractors for project work. Review bids and proposals obtained to confirm accuracy of deliveries for quantity, pricing, and job description. Provide contractor selection recommendations to management
· Coordinate, supervise and provide final inspection approval of all capital projects and large repair and maintenance projects
· Maintenance of all building systems and equipment - plumbing, electrical, HVAC, etc. including cleaning, inspecting, calibrating and replacing parts based on qualifications and experience
· Perform routine HVAC preventative maintenance work. Monitor building BAS. Evaluate HVAC system issues and make recommendations to resolve
· Scheduling of all Preventative Maintenance and contract work on HVAC Equipment, Elevators, Fire Alarm, Fire Pump, and Fire Sprinkler Systems, Back Flows, Chillers, Emergency Generator, etc.
· Review monthly that all preventative maintenance work is being completed
· Inspect property conditions monthly, to include, but not limited to the exterior grounds, mechanical and electrical rooms, common areas, vacant suites, roof, etc.
· Perform weekly, monthly and quarterly inspection and testing of generators, life safety and other building systems, Complete reports after each inspection
· Review all preventative maintenance inspections reports from vendors for accuracy
· Monitor Critical Equipment such as the Emergency Generator, Chillers, and Fire Alarm and responding accordingly to provide the required support
· Oversee vendor / contractor maintenance work ensuring quality of work and timely completion of same
· Coordinate and follow up on all building service requests and work orders for each asset assuring all service requests are being completed and/or dispatched in a timely manner in accordance with company procedures
· Participate in the preparation of the annual operating and capital budgets
· Prepare cost estimates for non-budgeted maintenance expenditures
· Perform emergency response and repairs off hours, on nights and weekends as needed.
· Perform other duties as assigned by managers and supervisors
Qualifications:
Knowledge of:
· Methods and principals of general building maintenance
· Principals of carpentry, plumbing and electrical work
· Principals of heating, ventilation and cooling systems
· Principals of contract administration
· General knowledge of building systems, i.e. life safety
· Knowledge of BAS
· Basic mathematical principals
· MS Office programs: Word, Excel, Outlook a plus
Ability to:
· Operate a variety of hand tools and power equipment
· Read and interpret architectural and MEP plans
· Work in a team environment and work independently
· Multi task and work on different projects, all while keeping a safe working environment and producing great work product and quality
· Evaluate the work of vendors and contractors
· Communicate clearly and concisely in writing and verbally
Education:
· High School Diploma minimum. Bachelor’s degree desired.
· Trade school or Journeyman/Journeywoman level preferred.
Experience:
· Minimum four years field experience with trade school or journeyman/journeywoman license; or eight years of total progressive field experience.
