The Senior Controls Project Manager is responsible for planning and overseeing controls projects to ensure they are completed on time and within budget. They will perform, manage, and confirm tasks as required to execute and fully complete projects including; scoping of work, estimating, scheduling, project management, commissioning, performance verification, project closeout, and successful owner acceptance. They will manage communication with the entire project team and the customer during all phases of the project as well as confirm the work direction provided to engineers, technicians, and subcontractors as necessary.
What you'll do:
- Create and maintain a comprehensive project plan including budget, timeline, materials, and resources.
- Conduct turnover meetings with engineers, technicians, and subcontractors to provide all necessary project documentation, including scope of work, drawings, applicable specifications, application-engineered drawings, project contracts, etc.
- Direct the pre-construction planning process, accurately scope length and difficulty of tasks, develop schedules, anticipate and adjust for problems and roadblocks.
- Procure and coordinate materials, equipment, and subcontractors to maximize project profitability.
- Proactively monitor costs and react to variations quickly ensuring financial success.
- Utilize properly qualified subcontractors, oversee subcontractor RFQ process, award subcontracts, manage subcontractor execution, collaborate with subcontractors to establish communication guidelines for project progress, project meetings, billing expectations, project safety and foster professional relationships with subcontractors.
- Maintain customer satisfaction by investigating concerns, implementing corrective action, and communicating with customers and assigned staff.
- Read, review, and follow project related documents such as blueprints, drawings, project scope, budgets, deadlines, and sequence of operation for proper execution requirements.
- Work with Engineers to test and troubleshoot system operations.
- Responsible for project cash-flow management: progress billing, collections support and monitoring, and resource management.
- Responsible for change order management by recommending solutions, facilitating quotes and closing orders.
- Document work by completing paperwork on each job, including daily time, progress, and duration; maintaining files.
- Perform other duties as assigned.
Required skills, knowledge, and experience:
- Associates or technical degree or equivalent experience.
- 4+ years of project management experience in the HVAC controls industry.
- Knowledge and understanding of HVAC industry applications, ability to read and understand MEP drawings and specifications, and electrical, network and control wiring diagrams.
- Knowledge of HVAC, DDC System, equipment, materials, and installation process in pre-construction and new construction.
- Experience in installation of building controls or low voltage systems.
- Understanding of the construction industry with emphasis in mechanical/electrical fields.
- Ability to read and understand mechanical and electrical drawings.
- Strong communication, presentation, training, and technical writing skills.
- Proficient in Microsoft Office, WebCTRL, AutoCad, various operating systems.
- Proven track record of completing jobs on schedule, being self-motivated and achieving full customer satisfaction.
Physical Demands:
- Ability to work in a variety of circumstances, including but not limited to standing, walking, bending, kneeling, crouching, crawling, climbing ladders, scaffolds, and high-lift equipment; working in ducts, crawl spaces, roofs, basements, above ceilings, and in outside/inside/heat/cold/day/night conditions.
- Specific vision abilities required include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- May be required to satisfy requirements imposed by specific projects, customers, or company.
- Must be able to use hand tools, laptop, email, smartphone, and tablet.
- Must be able to carry and move equipment and tools weighing up to 40 pounds unassisted.
