Maintenance Manager Position
We are looking for an experienced, hands-on Maintenance Manager for an established luxury high-rise apartment building in Boston’s Back Bay. The Maintenance Manager will manage all maintenance functions, repairs, upgrades and upkeep operations of the building’s facilities and apartments and oversee the maintenance team. A great maintenance manager will have a solid understanding of plumbing, electrical, BMS and HVAC systems as well as carpentry and other skills. The ideal candidate will have 5 – 7 years of property maintenance management experience overseeing a staff, with strong interpersonal and communication skills, both written and verbal. We want a team player who is detail-oriented with strong customer service skills and an aptitude in undertaking administrative tasks such as coordinating projects, reporting, budgeting etc.
Responsibilities
- Provide mechanical, electrical, plumbing, and related building maintenance services in public areas as well as inside apartments.
- Coordinate and implement upgrade projects and capital projects.
- Keep Property Manager informed of operational updates
- Tour building daily from roof to sub-basement
- Respond to resident requests for repairs and coordinate completion of resident work orders with a service-oriented and problem-solving attitude.
- Work closely with the staff to ensure that maintenance requests are handled accurately and expeditiously.
- Ensure that apartment turnovers are completed on schedule
- Works with and supervisesa team of one maintenance technician and two cleaning staff members along with outside contractors to repair, maintain, upgrade and operate building systems.
- Coordinate performance of preventative maintenance work on building equipment which includes life safety system maintenance, elevator maintenance, HVAC maintenance, etc., to ensure that contract terms are met, costs are managed, and prices are competitive.
- Routinely inspect common areas and mechanical rooms to monitor repair and capital needs and inspect for safety hazards.
- Oversee trash and recycling removal for bi-weekly pick-up.
- Monitor equipment inventory and place orders as necessary
- Provide proposals and costs for operations and projects for the annual budget
- Monitor expenses and control the budget for maintenance and special projects
- Manage relationships with contractors and service providers
- Maintain all mechanical or electrical rooms in neat, clean and safe conditions.
- Coordinate and assist with snow removal using in-house staff to meet the needs of building occupants.
Special Requirements: Must be available to respond to emergencies evenings, weekends or holidays as needed.

- Day shift: Monday to Friday
- On call daily
- Weekend availability
Skills
- Proven experience as maintenance manager with the ability to teach and motivate staff.
- Experience in planning maintenance operations, special upgrades and projects
- Solid understanding of technical aspects of BMS, plumbing, HVAC, carpentry, electrical systems etc.
- Working knowledge of facilities machines and equipment
- Ability to keep track of and report on activity
- Excellent communication and interpersonal skills
- Maintain an adequate inventory of repair and replacement stock to minimize delays and equipment downtime when maintenance and repairs are necessary.
- Manage the purchasing process of supplies, equipment and stock as necessary including repair and replacement stock.
