Job Summary:
This position manages both physical and human assets of the organization. The main role of the Director of Facilities and Maintenance is to ensure the general upkeep and maintenance of Cook Out properties (both restaurant and non-store properties). This includes, but is not limited to, the physical building, equipment, office systems, parking, security, and landscaping of our properties. Foundational consideration must be given to ensuring the compliance with health and safety codes and established laws of each respective local, state and federal legal jurisdictions.
Compensation is competitive and is based upon training and experience.
Qualifications:
The qualifications of the position require that the Facilities Management Supervisor:
- Has five or more years of successful administrative experience in the facility maintenance field;
- Preferred candidates will possess a degree in facilities management, construction, engineering or a closely related field; or an equivalent combination of work experience, training and experience developed through documented and/or verifiable factors (ex: military or OJT);
- Demonstrates a high level of effective leadership and communications skills;
- Has experience analyzing problems and developing action plans;
- Represents the company with dignity, integrity, respect, and a spirit of cooperation in all relationships with staff, customers, and all others involved in work with the company;
- Must have positive interpersonal skills to work professionally with staff and employees and have experience establishing effective and collaborative relationships with contractors, outside vendors and other corporate contacts;
- Manages and directs the activities of assigned staff; coordinates, prioritizes and assigns
tasks and projects; tracks and reviews work progress; inspects contract work for conformity with plans, accuracy, and specifications;
- Approves selection of staff; provides training and professional development; administers corrective action and discipline as required;
- Develops and implements long and short range goals, objectives, policies, procedures, and work standards for subordinates;
- Develop, write, manage, and inspect job proposals, bids, and agreements/contracts for services; manage and inspect the work of contractors and service providers;
- Authorizes purchase orders for acquisition of assets, material and supplies, approves payment and administers various agreements/contracts within guidelines and margins of level of responsibilities;
- Contributes to the efficiency and effectiveness of the company’s service to its customers by offering suggestions and ideas and directing and/or participating as an active member of a team;
- Must have excellent technical competencies in a variety of areas including use of technology, mathematics skills, writing and editing, organization, problem-solving, multi tasking, and statistical record keeping;
- Is knowledgeable of principles and practices related to the management of maintenance, custodial, warehouse, and landscape activities;
- Possesses hands-on experience or verifiable training with HVAC/R units, electrical, grounds care, buildings, custodial care, carpentry, restaurant equipment and safety;
- Has a working knowledge of all applicable OSHA, EPA, and building codes and regulations throughout our ten state footprint;
- Submit to Motor Vehicle Driving Record and Criminal Background check(s);
- The Facilities Management Supervisor must possess a valid license and be available on call 24 hours a day, 7 days a week, 365 days a year.
Essential Functions
The specific duties and responsibilities of the Facilities Management Supervisor shall be to:
- Uses independent judgment in significant matters when coordinating and planning for inspections, recommend repairs and improvements for the company's facilities and grounds in order to maintain healthy and safe environments for staff, employees, vendors, and customers;
- Supervise the alterations of company facilities;
- Represent the company in day-to-day contacts with vendors, contractors, architects and engineers in connection with facility renovations/remodels/new builds;
- Interface and coordinate activities with local government agencies as pertaining to company facilities and properties;
- Assist in the negotiation and administration of agreements with vendors and service providers of company facilities and facilities used by the company;
- Plan and direct the building services, including custodial, building maintenance and grounds maintenance;
- Uses independent judgment in significant matters when coordinating emergency procedures affecting building and grounds, (ex: cold weather temperature control and snow removal) and serves and advises supervisor reference significant events;
- Exercises discretion when making recommendations concerning the hiring/appointment, retention, promotion and assignment of all personnel;
- Develop and administer a preventative maintenance program for HVAC/R equipment, hood system equipment and other equipment as needed;
- Coordinate and implement a staffing plan for the company facilities that includes training and human resource development;
- Develop and administer a vehicle and equipment maintenance/replacement plan;
- Uses independent judgment in significant matters when working with staff and employees to coordinate the short-term and long-range facility improvement plans;
- Work collaboratively with staff, employees, and maintenance technicians to ensure a clean and safe environment for customers and staff;
- Participate in the recruiting, hiring and retention of Facilities and Maintenance staff;
- Conducts regular building inspections for safety, cleaning standards and procedure compliance, coordinates inspections by insurance companies, fire and police departments, health department, and corporate office audits;
- Completes compliance trainings and administrative duties, as required;
- Develop and/or coordinate bids and other purchasing projects or initiatives specific to the department.
Additional Functions
- Responsible for the evaluation of maintenance staff, vendors and contractors;
- Attend meetings as required;
- Responsible for facilities management planning, pest management plan, store safety plan, and other training and assistance with maintenance programs;
- Perform other related duties, as assigned, for the purpose of ensuring an efficient and effective work environment as directed by corporate staff.
Physical Requirements
- The usual and customary methods of performing the job’s functions require the following physical demands: occasional lifting (should be able to lift up to 20 pounds), carrying, pushing, and/or pulling. Generally the job requires: 40% sitting, 30% walking, and 30% standing. The job is performed under minimal temperature variations and is generally a hazard free environment. The individual must be able to move freely to various locations within our stores and offices, and other work related settings.
