JOB DESCRIPTION
The Facility Manager will be responsible for managing a maintenance staff of 4-6 maintenance employees who have various skill sets and abilities. This position will also be responsible for interacting with and meeting the client. This is a high-profile position, so strong interpersonal and communication skills are required along with a strong background in facilities management, HVAC, BAS controls, CMMS, Microsoft Excel and exceptional organizational skills.
ESSENTIAL DUTIES and RESPONSIBILITIES
· Develop and maintain a positive relationship with the clients and attend weekly meetings with the client
· Review and assign work orders. Ensure that work orders are being done on time and properly closed out
· 3-5 years’ experience using and programming Building Automation System
· Be able to recognize preventative maintenance items and enter them into the work order system
· Monitor construction activities for the client and record construction progress.
· Responsible for facility inspections and reports on a weekly basis. If reports are not in place, you should have the skillset to create them.
· Proficient in using Microsoft Excel, Outlook, and Word as well as scanning documents required.
· Recommends staff recruitment, selection, promotion and advancement, corrective action, and termination
· Plans and schedules appropriate staffing levels and job assignments of labor, including overtime if necessary
· Keep storage areas clean and organized to include performing a monthly inventory of both truck and warehouse supplies
· Complete and submit all paperwork for new employees to the corporate office
· Ensure that MSDS books are current and stored in proper area
· Set up after hours on call rotation
· Responsible for ensuring that company vehicles are properly serviced, stocked, and kept clean
· Work with Property Management to ensure all yearly inspections required by law are properly scheduled, executed, and recorded
· Continually monitor building and property for any potential safety or trip hazards
· Assist third party mechanical vendors as needed
· Maintain and repair FF&E on property. Inform Property Management if equipment presents a safety hazard or needs replacement
· Have advanced knowledge of drywall repairing, stucco repairing, painting, carpentry task, low voltage electrical repairs, HVAC and plumbing
· Monitors building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client
· Oversee and inspects the work performed by engineering staff. Determines that work is complete, the equipment is fully functional, and client space is in prime working condition.
· Responds quickly to emergency situations, summoning additional assistance as needed.
· Ensure mechanical rooms are always cleaned and organized. Provide proper PPE equipment
· Other duties as assigned
EXPERIENCE
· Minimum of seven years related work experience to include managing multiple staff members.
· Bi-lingual skills a plus
· Must have previous experience operating and managing a work order system including setting up all preventative maintenance schedules.
· Must have experience operating a BAS system
CERTIFICATES/LICENSES
· Universal CFC certification preferred.
· Candidates with a PMP or FMP certification a plus.
OTHER SKILLS and ABILITIES
Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Advanced skills with Microsoft Office Suite. Ability to handle multiple projects and make decisions.

Pay: 90,000 to 115,000 depending on work and skills experience
