POSITION SUMMARY:
The Regional Facilities Manager will be responsible for overseeing and managing the facilities operations across multiple manufactured home communities within Saban Real Estate's portfolio. This role requires a seasoned professional with extensive experience in managing manufactured home properties and a deep understanding of the specific challenges and requirements of maintaining and improving these communities. The successful candidate will ensure all properties are maintained to the highest standards of safety, appearance, and functionality, while providing strong support to on-site teams to achieve both immediate and long-term operational objectives.
ESSENTIAL FUNCTIONS:
Facilities Management:
- Oversee maintenance and facility operations across multiple manufactured home communities within designated regions.
- Design, implement, and manage preventative maintenance programs to improve operational efficiency and minimize downtime.
- Lead and coordinate large-scale projects, including capital improvements, renovations, and site enhancements, ensuring projects are completed on schedule and within budget.
Vendor and Contractor Coordination:
- Source, negotiate, and maintain relationships with external contractors, vendors, and suppliers.
- Oversee vendor performance to ensure adherence to contract terms, company standards, and local regulations.
- Conduct routine inspections and evaluations to guarantee work quality and compliance with ownership’s standards.
Portfolio Support:
- Provide facilities support for property managers, offering guidance on maintenance issues, budgeting, and project planning.
- Work closely with the asset management team to implement strategic plans that enhance property value and curb appeal.
- Assist in the training of new facilities staff to ensure consistent service delivery across communities.
Regulatory Compliance & Safety:
- Ensure that all facilities operations adhere to state, federal, and local regulations specific to manufactured home communities.
- Establish and enforce safety protocols, performing regular audits to identify and mitigate potential risks.
- Manage environmental and safety documentation, ensuring timely reporting and compliance with all regulatory requirements.
Budgeting & Financial Management:
- Support the preparation and management of operating budgets for both maintenance activities and capital expenditures.
- Review financial reports and cost analyses to pinpoint opportunities for efficiency improvements and cost savings.
- Provide input on capital planning and assist in forecasting for the annual budget.
REQUIREMENTS:
- A minimum of 5-7 years of experience in facilities management, specifically in manufactured home communities or similar residential property settings.
- Proven ability to oversee multiple sites while effectively prioritizing tasks.
- Strong project management expertise, with a successful history of handling large-scale maintenance and capital improvement projects.
- Skilled in managing vendors and contracts.
- Comprehensive knowledge of building systems, maintenance procedures, and regulatory compliance standards relevant to manufactured home communities.
- Exceptional communication, leadership, and problem-solving abilities.
- Willingness to travel regionally 50-75% of the time.
- Bachelor's degree in Facilities Management, Property Management, or equivalent professional experience.
- Proficiency with property management software and reporting tools.
