Founded with the mission to seamlessly integrate art, architecture, and landscape, Glenstone is an art museum located on nearly 300 acres of rolling hills and unspoiled woodland in Potomac, Maryland. The museum, opened in 2006 and expanded in 2018, offers nearly 60,000 square feet of exhibition space to showcase its collection of more than 1300 works by 200 contemporary artists. With its expansion, Glenstone now has the ability to welcome 100,000 visitors each year, and admission is always free.
Position Overview
The Engineering and Maintenance Manager oversees a team of trade professionals including mechanical, electrical, plumbing, auto repair, and general building maintenance associate who work as a team to ensure all buildings and equipment operate properly, efficiently, and are maintained at the highest level. The Engineering and Maintenance Manager plans, executes, and performs operation-critical maintenance, repair and installation of equipment that is essential to both the protection of the art collection and the comfort of staff and visitors. This is a unique opportunity to work in a state-of-the-art facility operating and maintaining the building management and environmental systems, and overseeing a team of talented, team-oriented individuals. As a hands-on manager, this position is 30% administration and 70% participation in work; scheduling, supervision of trade technicians, preventive maintenance programs, corrective maintenance, managing outside contractors, utilizing a computerized maintenance management system (CMMS) and detailed record keeping.
The successful candidate will be joining a team of highly motivated maintenance professionals who pride themselves on our excellent service and the ability to maintain precise conditions for Glenstone's world-class art collection. This role is expected to be on-call and is responsible for responding to emergencies. Due to the nature of this role, for the right candidate, housing near the museum may be part of the compensation package.
Key Responsibilities
Engineering
Control Systems and Plant Equipment
- Operating the Building Management System (BMS) and all boilers, chillers, cooling towers, humidifiers to maintain building conditions.
- Monitoring power distribution and backup power systems.
- Monitoring trends and reports to reduce energy and water use.
- Solving complex problems through analysis, critical thinking, and research.
Maintenance
Planned maintenance
- Maintaining a database of all assets, verifying asset data and tagging all assets with the correct ID.
- Managing a comprehensive Operation and Maintenance (O&M) program incorporating manufacturer’s recommendations.
- Creating schedules within the Computerized Maintenance Management System (CMMS)
- Prioritizing tasks in CMMS for the team.
- Communicating with suppliers to get quotes and place orders as required.
- Analyzing CMMS reports to identify overdue work and labor utilization
Corrective Maintenance
- Analyzing and authorizing Work Order (WO) requests and prioritising them.
- Assigning tasks to appropriate associates/department as required.
- Communicating with suppliers to get quotes and negotiate favourable pricing.
- Managing contracted maintenance and repair services.
- Placing orders after receiving approvals.
- Monitoring, inspecting and verifying the work.
- Recording actions taken, parts and charges in CMM
- Coordinating and participating in an “on call” schedule (7-day schedule) for responding to after-hours emergencies.
- Being on call 24 hours a day.
Art and exhibitions
- Providing support to the Collections Division with art installations and deinstallations which may include fabrication, carpentry, lighting, controls, painting and patching, etc
Financial Management
- Providing input for the annual departmental budget and quarterly updates.
- Negotiate favorable pricing for contracted labor and supplies.
- Leveraging discounts from group purchasing organizations.
Sustainability
- Embrace sustainability and environmental stewardship, including recycling, composting, green cleaning, etc.
Compliance
- Managing compliance with all relevant legislation, codes and regulations.
Required Skills & Experience
- COVID-19 vaccination and up to date on all boosters.
- Strong cultural competence, interpersonal communication, planning, and organizational skills.
- Completion of a four-year vocational/technical high school program or technical/mechanical trade apprentice program and five years electrical and/or mechanical experience in facilities operations at Class A properties.
- Able to complete required professional training including but not limited to Confined Space, Fall Protection, CPR, Hot Work, and Lock Out Tag Out
- Five years’ experience in personnel management, supervising multiple trades, performing HVAC, mechanical, electrical and general building maintenance work. Including but not limited to daily supervision, hiring, performance management, coaching, and providing training.
- Demonstrated effective written and verbal communication skills including in person, over the phone, and through video conferencing systems.
- Proficiency using computers and software applications including but not limited to Word, Excel, Outlook MS Teams, PowerPoint, Adobe Acrobat and internet browsers.
- Ability to learn new software systems.
- At least 5 years using a CMMS system with responsibility for administering records and overseeing others use of the system.
- Strong familiarity with lighting control systems and building management systems.
- Proficient reading blueprints, specifications, shop drawings, operation manuals, and control diagrams.
- Comprehensive knowledge of the principles and practices employed in the building trades with strong emphasis on mechanical trades including quality assurance inspection methods.
- Experience overseeing a preventive maintenance program.
- Knowledge of the application of local, state, and national building codes.
- Ability to train and perform the responsibilities of each direct report, as necessary.
- Valid motor vehicle driver’s license.
- Able and willing to work a flexible schedule. Some evening, weekend and holiday work will be required.
Physical Requirements
- Ability to access all areas of buildings, grounds, public and “behind the scenes” areas located across a 300+ acre site.
- Capable of performing strenuous and/or heavy physical labor.
- No impairment of sight, smell, hearing, touch, balance and agility of movement (which cannot be corrected with appropriate devices), which would interfere with ability to work.
- Able to safely lift a load of 40 pounds and carry over a distance of 20 feet.
- Able to access heights and confined spaces.
- Able to remain outside in all weather conditions.
- Able to remain on feet for long periods, climb stairs, ladders, bend and stoop.
Preferred Qualifications
- Maryland-licensed Grade 1 Stationary Engineer preferred or Master’s license in HVAC/Plumbing/Electrical.
- Ten years of experience in personnel management supervising licensed trade professionals.
- Experience working for a non-profit organization.

Salary Range: $90,788 - $122,830
