Regional Operations Manager - Sojourn

Position Overview:
As the Regional Operations Manager, you will oversee maintenance operations for multiple properties, lead a team of maintenance technicians, maintenance coordinators and hospitality assistants, manage vendor relationships, and ensure that all properties are well-maintained to Sojourn's high standards. You will play a key role in planning, executing, and improving the maintenance processes while balancing budgets, timelines, and resources. This role requires an extremely organized, proactive, solution-oriented leader who thrives in both a field and desk environment, with a strong background in project management, time management, client relations, property maintenance, including general construction, plumbing, HVAC, and other trades.
Key Responsibilities:
- Maintenance Planning and Execution:
- Oversee the execution of comprehensive maintenance plans for all properties, ensuring high standards of care.
- Manage inventory of all maintenance equipment and supplies, ensuring availability for day-to-day operations.
- Supervise preventive maintenance schedules and respond to emergencies promptly using Sojourns standard levels of service, ensuring minimal disruption to guest services.
- Collaborate with the hospitality, customer service and property management teams to align maintenance tasks with guest check-in/check-out schedules, ensuring seamless coordination.
- Schedule, prioritize, and navigate between scheduled and reactive tasks efficiently to meet operational demands.
- Lead the AM and PM field operation calls, delegating tasks based on urgency and property needs.
- Stay informed on advancements in maintenance technology and recommend improvements to enhance operational efficiency.
- Vendor Management:
- Select, manage, and collaborate with external vendors for larger-scale maintenance projects.
- Review scope of work, proposals, timelines, and ensure project completion through final inspections.
- Negotiate and manage contracts with vendors and contractors to ensure quality services at the best prices.
- Revenue Generation, Budget & Financial Oversight:
- Run the maintenance department as a revenue generating department, ensuring you are meeting the required metrics of the department.
- Oversee accounts payable working side by side with accounting.
- Develop and manage the maintenance budget, ensuring cost-effective operations while adhering to financial guidelines.
- Conduct weekly reviews of all billable tasks, ensuring the team meets its financial and operational Key Performance Indicators (KPIs).
- Monitor and control expenses related to maintenance activities and optimize resource allocation to maintain efficiency.
- Team Leadership:
- Lead, motivate, and manage a team of maintenance technicians, providing them with guidance, training, and support.
- Conduct regular training sessions to improve team performance and ensure operational consistency.
- Facilitate regular performance evaluations and provide constructive feedback to foster continuous team improvement.
- In-Property Inspections & Compliance:
- Conduct regular property inspections to proactively identify maintenance needs and ensure that all properties meet safety and regulatory standards.
- Adhere to brand goals for first impressions, ensuring all properties reflect Sojourn’s commitment to hospitality and excellence.
- Ensure compliance with safety protocols, regulatory standards, and internal quality expectations.
Key Performance Indicators (KPIs):
- Maintenance Completion Rate: Ensure timely completion of scheduled and reactive maintenance tasks, with a target of 95% completion within the designated time frame.
- Guest Satisfaction (Related to Maintenance): Monitor guest feedback to ensure maintenance-related issues are resolved quickly and satisfactorily, aiming for 90% guest satisfaction.
- Budget Adherence: Maintain operational costs within the approved maintenance budget while ensuring cost-effective use of resources.
- Vendor Management Efficiency: Track vendor project completion rates and adherence to contracts, ensuring 100% compliance with timelines and quality standards.
- Preventive Maintenance Adherence: Ensure that all preventive maintenance tasks are completed on schedule, with zero overdue tasks.
- Safety Compliance Rate: Ensure 100% compliance with safety protocols and regulatory standards during inspections and maintenance tasks.
Job Type: Full-time
Pay: $81,000.00 - $95,000.00 per year
