The Senior Facilities Manager in conjunction with the Facilities & HVAC Manager work in tandem to oversee the facilities department. This position has direct oversight of Cranbrook’s Building Maintenance, Mechanical, Fire Life Safety Systems, Electrical, Plumbing, Locksmith, Carpentry and Painter. Duties include planning, assigning, and supervising the daily work of building maintenance, electrical, locksmith and carpentry staff, and the coordination of outside contractors. This position will serve as the subject matter lead for all fire systems, including maintenance, inspections, service, installation, design assistance, troubleshooting and programming for the Cranbrook Educational Community. This role involves managing projects across multiple trade related disciplines, budgets, and resources while adhering to building regulations and best practices. The Senior Manager is responsible for ensuring the effective operation of building maintenance and electrical on a 24- hour a day, 7 days a week basis. This position will oversee other areas of the facilities department at times, including when rotating on evening and weekend emergency coverage. Serves as back-up to the Director of Operations in their absence for all urgent building and facility related needs. Responsibilities include, but are not limited to:
Facilities Management: Oversee the overall management of facilities, including buildings, equipment, fire life safety systems, and utilities.
- Oversee the day-to-day operations of facilities, ensuring seamless functionality, addressing issues promptly and overall operational effectiveness.
- Considerable knowledge of electrical, mechanical, and plumbing systems, including the maintenance and repair of them.
- Conduct regular inspections and walkthroughs to assess facility conditions and identify areas for improvement.
- Ensure that all mechanical, plumbing, and electrical equipment and repair meets the requirement of federal, state, and local government and standards.
- Oversee the management of equipment inventory, maintain equipment log and parts supply budgets, provide recommendations for equipment purchases.
- Evaluate incoming work orders, project requests, and assign them to the appropriate staff to ensure work is prioritized and completed expediently and in compliance with all regulatory requirements.
- Develop and maintain operational and procedural manuals for building systems and equipment.
- Oversee mechanical inspections and testing as required.
- Maintain accurate records and documentation of facility operations, maintenance activities and expenditures. Prepare regular reports and recommendations for senior management on facility performance, compliance, and upcoming projects.
Maintenance and Repairs: Develop and implement maintenance programs to ensure the upkeep of facilities, including preventive maintenance schedules and timely repairs.
- Establish preventative maintenance schedules for equipment, machinery and building systems to minimize downtime and extend their lifespan.
- Coordinate reactive maintenance activities in response to equipment failures or facility related emergencies.
- Supervise maintenance staff and external contractors to ensure quality workmanship, timely execution, and adherence to safety protocols.
- Interface with campus staff to schedule system shutdowns for routine and preventive maintenance. Use established procedures to notify and schedule shutdowns with the least amount of disruption to community programs.
Budgeting and Cost Control: Prepare and manage budgets for facility operations and maintenance activities. Identify cost-saving opportunities and implement strategies to optimize resources.
Contractor Management: Coordinate with external contractors for maintenance, repair, and renovation projects. Negotiate contracts and ensure compliance with service level agreements.
Fire Life Safety Compliance: Ensure facilities meet health, fire, safety, and environmental regulations. Implement safety protocols and procedures to maintain a safe working environment for faculty, staff, students, and visitors.
Team Leadership: In tandem with peer manager, supervise and mentor a team of facilities staff, including skilled trades and administrative staff. Provide guidance, training, and performance evaluations to ensure team effectiveness and success.
- Oversee all assigned facilities employees including scheduling, time and attendance, and coordination of daily work activities.
- Provide leadership and support to staff, fostering a culture of collaboration, accountability, and continuous improvement.
- Coordinate initial staff in “Right to Know” training programs.
Requirements:
- Bachelor’s degree in a related field with four (4) years progressive experience required or a High School Diploma or GED and a minimum of ten (10) years progressive experience in general building maintenance. A minimum of three (3) years of supervisory experience desired.
- NICET level II license preferred.
- Strong people management skills including experience working in or overseeing represented employees,
- The employee must have in-depth knowledge of mechanical, plumbing, and electrical equipment, tools, materials, and methods to establish work assignments and priorities. Must possess a demonstrated understanding of mechanical, plumbing, and electrical.
- Must have working knowledge of the occupational, health and safety (OSHA) regulations. Employee right to know act, hazmat codes and regulations. Confined space entry mandates, asbestos hazard emergency response act (AHERA) standards and requirements, and all other federal, state, or local government regulatory inspection requirements
- Knowledge of Microsoft Office required. Ability to apply basic mathematical concepts including additions, subtraction, multiplication, and division, and obtain accurate measurements for the purpose of developing budget and providing work cost estimates.
- Ability to plan, coordinate and direct subordinates and demonstrated ability to interview, select, train, evaluate and discipline employees. Experience in the administration of union agreements required.
- Experience with the proper operation, maintenance, and repair, testing and inspection of HVAC mechanical and other facility systems including but not limited to:
- Steam boilers.
- Hot water boilers
- Chillers
- Elevators
- Emergency lighting and generator systems
- Experience with building management software systems. Metasys experience preferred.
- In-depth knowledge of NFPA code regarding fire alarm systems, sprinkler systems, and kitchen hood systems. Knowledge of utility marking equipment, emergency lighting, and other life safety systems.
- Knowledge of SIEMENS fire panel system preferred.
- Proven project management skills across multiple trades and facility disciplines

- Ability to work in a fast paced ever changing environment.
- Requires a valid Michigan driver license with satisfactory driving record.
