Integra-Peak Management has a portfolio of more than 60 multifamily apartment communities and over 2,000 units with Low-Income Tax Credit and USDA Rural Development financing, and other related variations. Our corporate office is in Bedford, Texas, and the communities are primarily smaller, and at sites within a 250-mile radius, located typically in smaller rural communities in the state of Texas. Integra-Peak is family owned, and has been in business since 1996, and its related development & construction companies have been in business for 40 years.
The position of Asset Manager entails the direct supervision of a handful of properties, and leadership over the entire portfolio as it pertains to capital projects and overall preventative and ongoing maintenance programs.. The IPM Asset Manager will work closely with the company President and Vice-President of Compliance and Operations to oversee the portfolio at large, including short and long term financial planning and management and budgeting, and supervision of IPM’s team of regional supervisors. IPM’s Asset Manager will be the point person at communicating and enforcing operational policy and procedures, and will assist in ongoing development of policy and procedures.
Leadership, communication skills, and ability to organize and budget time will be key to success in this position. Success will be directly correlated to ability to capably wear many hats, understanding how the many different components of the business fit together harmoniously.
The ideal candidate will be hands on and flexible, able to interface with rural managers and maintenance techs and industry professionals equally well, and will be an exceptional written and verbal communicator, in person and remotely, utilizing such tools as e-mail, videoconferencing and telephone, as necessary and applicable to achieve goals at hand. The AM should be able to effectively navigate property and financial software in order to analyze numbers and reports and set long and short term goals and plans.
Must have the ability to work autonomously and multitask, possess strong analytical ability, organizational skills and the ability to effectively utilize calendar tools for the company at large, work well under pressure, and possess attention to detail, and fluent computer skills including ability to navigate both financial software and social media, and all things in between.
The AM will be working in unison with the company President and Vice President of Operations to build team unity and a common goal so that every single Integra-Peak management site feels like an extension of our home office in Bedford, and that they fully understand what we are trying to achieve together.
The AM will be the overall caretaker of the physical portfolio, tracking and overseeing all ongoing capital improvement projects, both short and long term, with the ability to track and implement projects. General knowledge of maintenance and construction is required. The ability to locate and source reliable contractors and to effectively negotiate with them in key to this position, as is the ability to delegate and lead the IPM property supervisors and/or site managers on these projects.
The primary workplace will be the Integra-Peak home office in Bedford, TX. Regular travel is required. Some evening and weekend work is required at times. The primary duties will include but are not limited to: weekly and monthly reports, assistance with all facets of recruiting and hiring site staff, assistance with marketing, and training, and a focus on cost control and capital planning. Must have the ability to work autonomously, possess a high level of analytical ability and follow-through, a skilled level of organization, work well under pressure, administratively strong, and attention to detail, and fluent computer skills to include the primary features of Microsoft Office/365.
Minimum Requirements:
- Minimum of 5 years of experience in affordable multifamily asset management and/or property management.
- Proven track record of financial analysis, budgeting, and forecasting.
- Excellent organizational and time management skills.
- Strong communication and interpersonal skills.
- High degree of independence, motivation and accountability
- Proficiency in property management software and financial analysis tools
- Ideal - strong understanding of affordable housing programs, including HUD, LIHTC, and Section 8.
