JOB DESCRIPTION
The Maintenance Supervisor performs maintenance services for the community. This position is responsible for interior and exterior maintenance, repairs, and groundskeeping for the beauty, safety, security, and well-being of the community.
Responsibilities
- Ensure that the community and grounds are in good repair and provide a safe and attractive environment for residents
- Inspect the community and grounds weekly, identify any areas in need of repair; ensure proper removal and disposal of trash. Be proactive in ensuring delivery of a superior service for our residents. This means identifying problems before residents report them, especially when it comes to grounds, building exteriors, common areas, and amenities
- Maintain grounds, coordinate lawn service and other outdoor grounds services from approved vendors as needed
- Coordinate the completion of all repair requests and maintenance concerns from residents and staff within 24 to 48 hours. Provide accurate and detailed completion notes with materials used when closing work orders.
- Organize shop and order all inventory
- Maintain shop to OSHA requirements, keep and update SDS notebooks, tracking of EPA refrigerant logs, lock change log and any other process and material tracking required.
Qualifications
- College degree or maintenance education a plus, engineering related preferred.
- Vocational schooling, military training, certification and/or experience in building related trades required in 1 or more of the following areas: HVAC, Electrical, Plumbing, and Carpentry.
- 3+ years of hands-on experience at a comparable location. Highrise experience preferred.
- Skilled in several areas such as HVAC, electrical, carpentry, dry walling, painting, plumbing, roofing, and landscaping.
- Effective verbal and written communication skills. Ability to adapt communication style to suit different audiences, such as effectively communicating with supervisors, coworkers, public etc.
- Ability to work independently and a strong commitment to ensuring customer satisfaction.
- Must have a valid Driver’s License
- HVAC Certified (Required)
- Consistent maintenance and resolution of facility functions such as alarms, power (outages), water damage and usage, temperature control, plumbing, changing lights/ballasts, minor repairs and related property updates.
- Maintenance and repair of commercial HVAC, refrigeration, electrical, plumbing, fire sprinkler and both pneumatic and electronic building control system management and compliance.
- Respond to tenant calls, emergency and maintenance issues immediately, notifying the appropriate party and resolving such issues in a timely and accurate manner.
