At STYL Residential we are looking for a dual site Service Manager to join our team at our property in Chicago, IL.
Job Summary
We are looking for a hardworking individual who is looking to advance their career in maintenance services with a fast-growing company. As a Service Manager you are accountable for a team of Technicians and the maintenance and administrative operations of the property. We are looking for a Service Manager to apply outstanding leadership and technical skill.
Essential job functions:
- Ensures all service requests and repairs are made correctly and in a timely manner
- Maintains cleanliness of exterior buildings and parking areas
- Vendor management and other duties
- Performs routine maintenance and inspections of equipment
- Maintains an organized, clean and safe work area
- Monitors inventory of parts and supplies are at appropriate levels
- Ensures adherence to the company's safety and hazard communications programs, policies, and procedures
- Maintains superior customer service with the residents
- Communicates effectively with residents, fellow associates, vendors, and supervisors
- Works with the Maintenance team to maintain and implement an effective preventative maintenance program
- Assists property manager in creation and achievement of budgeted expectations
- Responsible for the training and development of property technicians on all property systems
- Ensures all building emergencies are handled in a timely manner
- Attends and participates in technical training programs to maintain personal skill level
- Performs other tasks or duties as assigned
Who we are looking for:
- 5+ years of experience in maintenance service for residential communities, other building maintenance or related trade. Renovation experience preferred.
- Ability to manage maintenance operations using property management software
- A valid Driver’s License and reliable transportation may be required based upon specific property needs
- EPA certification Type I and II required
- CPO certification required
- Ability to meet deadlines which may include late hours and weekends as needed
- On-call, after-hour emergency service may be required with on-call staff required to live within a minimum distance to the community for efficient response time
- Excellent written and verbal communication skills
- Well organized, detail oriented and efficient
- Must be highly motivated and able to work independently
- Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents
- Ability to prioritize and multi-task
Physical Requirements:
Hands-on repair and maintenance work constitute majority of time and duties
Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit
