Compensation: $35.50 - $44.50 per hour
Location: Reside Houston Downtown
Schedule: Monday - Friday, 8:00am - 5:00pm *Schedules may change based on business needs. May include holidays and alternate workdays or hours as needed.

The Maintenance Manager supports the business by keeping the property operating properly and repairing any problems when they are discovered.
What you’ll be doing:
Troubleshoot and repair malfunctions in electrical, mechanical, and plumbing systems, including HVAC, boilers, fire systems, refrigeration systems, lighting, appliances, and other hotel equipment.
Conduct ongoing room preventative maintenance program.
Resolve maintenance problems, complaints, and work orders to prioritize and schedule work.
Ensure department expenditures meet budget requirements. Assist with the capital budget process.
Solicit bids from contractors and evaluate their proposals with property management.
Coordinate with local health, safety, fire, and building inspectors to ensure compliance with applicable codes and regulations.
Ensure the spa equipment (when present/applicable) is properly maintained to include cleanliness and chemical content.
To support our goal of exceeding customer expectations, the role may include acts of porterage for customer arrivals, requests, or service resolutions.

Supervisory Responsibilities:
- Supervise and schedule maintenance staff.
- Oversee completion of daily inspections of all property mechanical systems and document results.
- Oversee maintenance operation of all plumbing systems and all equipment related to building water quality and delivery systems.
- Oversee performance of general building maintenance and construction work as needed on all surfaces, interior or exterior of the building.
- Conduct regular meetings with staff to discuss performance, address concerns, and ensure alignment with company goals and objectives.
Travel:
- This position could require minimal travel, less than 20% of the time. (Adjust as needed)
What you’ll bring:
- High School Diploma, Vocational Degree, or GED required. Or equivalent experience.
- 5+ years of general maintenance experience.
- Experience in carpentry, painting, drywall, and carpet repair work is preferred.
- Knowledge and experience repairing and maintaining kitchen/refrigeration equipment is required.
- Previous experience and certification to repair and maintain heating, air conditioning, and ventilation systems.
What we are looking for:
- Experienced with electrical distribution system; ability to perform service work within capabilities and coordinate service with outside vendors as required for repairs.
- Working knowledge of water treatment systems.
- Working knowledge and experience with swimming pool maintenance.
- Experience ordering supplies and inventory.
- Must be able to meet or exceed guest satisfaction score standard.
- Effective verbal and written communication with guests and staff.
- Ability to safely operate many hand and power tools may be required to use various machines like pressure washer and snow removal equipment.
Work Environment:
The environment may change from day-to-day, depending on scheduled jobs and duties. The role involves working both indoors and outdoors, depending on the maintenance tasks.
Physical Demands:
While performing the duties of this job, the employee is regularly required to sit, talk, and listen. The employee is frequently required to use their hands. The employee must have the ability to use a computer keyboard and mouse and the ability to dial, answer, and talk on a telephone. The employee is occasionally required to walk and reach with hands and arms. Specific vision abilities required by this job include close vision. This job requires the ability to occasionally work in stressful conditions and remain focused for extended periods of time. Ability to lift up to 30 pounds; boxes, documents and/or other items.
