Job Summary:
As a Maintenance Supervisor, you will manage projects, maintenance, and repairs of electrical, plumbing, heating, ventilation, air conditioning (HVAC), and other building systems. This position will supervise the upkeep of buildings, grounds and equipment. The Maintenance Supervisor will lead a team of maintenance technicians, ensuring that all tasks are completed efficiently, safely, and in accordance with established procedures and quality standards. This position reports to the Property Manager.
Supervisory Responsibilities:
- Interviews and trains maintenance department staff.
- Organizes and oversees the schedules and work of maintenance staff.
- Conducts performance evaluations that are timely and constructive.
- Enforces company policies and coordinates any disciplinary actions of employees with the Property Manager and Corporate HR as needed.
Responsibilities and Duties:
- Manages the day-to-day operations of the maintenance department.
- Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
- Assesses building systems to plan work assignments and project schedules.
- Develops maintenance procedures and schedules.
- Obtains services of outside contractors as needed.
- Coordinates renovations and new construction projects with vendors and management.
- Ensures maintenance and repair work is completed correctly and in a timely manner.
- Maintains appropriate inventory and supplies.
- Identifies purchasing needs and coordinates within budget allowances.
- Tracks serial numbers and unit location.
- Foreman checklist, semi-annual equipment Inventory, maintain pool, freon and capital improvements logs.
Required Skills/Abilities:
- Extensive knowledge of building systems such as plumbing, electrical, pool maintenance and HVAC.
- Excellent time management, organizational, analytical, safety and problem-solving skills.
- Ability to identify issues and determine repairs that are needed.
- Ability to plan maintenance schedules for building systems.
- Excellent management and supervisory skills.
- Proficient with Google Suite or similar software and basic computer skills.
- Ability to read blueprints, building plans, and repair manuals.
- Must have a valid driver license and reliable transportation to fulfill the job requirements.
- Excellent communication and customer service skills with residents and vendors
Education and Experience:
- High school diploma or equivalent preferred.
- At least five years of maintenance experience required.
- Pool certification, EPA certification, HVAC certification, Fair Housing Training preferred.
Physical Requirements:
- .Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
- Must be physically able to perform repairs when needed.
- Prolonged periods sitting, standing, bending, climbing or at a desk and working on a computer.
- Must be able to lift 50-100 pounds at a time.
- Must be able to work in a variety of weather conditions.
