Overview:
The Centralized HVAC Specialist is responsible for working directly with the Centralized Maintenance Manager and on-site personnel across their assigned area to provide maintenance solutions, optimize property performance, achieve company compliance goals, promote safe workplace conditions, and delivering exceptional customer service while meeting owner’s objectives. The Centralized HVAC Specialist is the Centralized Maintenance Managers key contact for troubleshooting, diagnosing, repairing, and installation of HVAC/Plumbing systems. Responsibilities also include training of on-site personnel and performing preventative maintenance in accordance with policy and procedures. The Centralized HVAC Specialist will provide support to the Centralized Maintenance Manager through effective communication and detailed reporting.
Qualifications:
Training/Education
- Multi-Family Maintenance Operations experience preferred.
- College Degree or HVAC Industry Certification preferred.
- 608 Technician Certification is required.
- Valid driver’s license and reliable, personal transportation.
Experience/Skills
- Experience with progressively increased levels of responsibility managing property maintenance or residential HVAC/Plumbing projects and preventative maintenance.
- Previous team supervisory and training experience within Multi-Family operations.
- Experience with diverse types of communities – new construction, renovations, mid-rise, high-rise, and historic preservation requirements.
- Knowledge of HUD Policies and Procedures including REAC Inspections preferred.
- Experience in Budget Review, including RFP, SOW, and the competitive bid process.
- Strong track record of successful personnel management – including vendor relationships and scheduling.
Responsibilities:
Essential Functions
- Assists HR efforts with recruiting and interviewing candidates for field positions as requested by Centralized Maintenance Manager.
- Ensures area properties follow various regulatory requirements including EPA, OSHA, and local or state health and safety ordinances.
- Serves as a contact for field maintenance personnel when technical questions or issues arise.
- Provides training and orientation for all designated area employees to develop their skill sets as assigned by Centralized Maintenance Manager.
- Makes recommendations on new products, services, or operational efficiencies.
- Assists with preventative maintenance program to ensure assigned area is following policy & procedures.
- Participates in or facilitates hands-on and classroom training programs for maintenance.
- Establishes vendor rapport and compliance to ensure best-in-class service is being achieved.
- Remain knowledgeable of industry maintenance best practices.
- Assists BSCM efforts by providing feedback and recommendations on vendor performance.
- Assists in the preparations of REAC inspections by promoting company policies and standards relating to REAC inspections.
- Periodically reviews external and internal survey feedback metrics with Centralized Maintenance Manager and develops response plans.
- Other duties as assigned by the Centralized Maintenance Manager.
