Seeking Excellent, Organized Commercial Property Manager for Shopping Centers located in Macomb County on Hall Road, Livonia, MI, Auburn Hills, MI, and a few out of state properties. Our office is located in Birmingham, MI.
Commercial Property Manager works as part of our team to manage all aspects of daily operations at our commercial properties. Property Manager is responsible for duties including but not limited to: becoming familiar with tenant’s leases to resolve tenant requests, site maintenance and repairs, weekly site inspections of in-state properties, periodic inspection of out-of-state properties. Property manager contacts contractors for estimates for service requests, meets with contractors on-site, collaboratively schedules contractors and maintenance crew, sees projects to completion, manages property paperwork, and reviews invoices.
Must have knowledge of appropriate property maintenance schedules: commercial property systems/facilities such as fire suppression, mechanicals, electrical, plumbing, HVAC, roofing, sprinkler systems.
Property Manager assists in budget and expenditure reviews, coordinates landscaping, snow removal, security/fire alarm contracts, collaboratively source, hire, train maintenance crew as needed. etc. Property Manager markets properties, contacts prospects, and conducts property showings, coordinating commercial tenant leasing, move-in and move outs.
Our shopping centers and vacant commercial land are located in Macomb County primarily Hall Road area, Livonia, MI, Auburn Hills, MI, and Grosse Pointe, MI as well as willingness to travel to commercial properties located out of state as needed (quarterly or less). The Property Manager is the emergency contact person for all properties; therefore must be available for after-hours property emergencies. Our office is located in Birmingham, MI and open Monday to Friday 9am to 5pm
Responsibilities and skills required:
Exceptional organizational, problem solving, time & document management skills
Negotiate with contractors to competitively bid & supervise projects & build relationships
Meet inspectors on site to review building code compliance
Knowledge of building systems (Mechanical/Electrical/Plumbing systems) and facilities management a plus
Willingness to travel as needed to address issues at our out-of-state commercial properties
Work well with diverse personalities, ability to effectively supervise others
Must have current Driver’s License in good standing and provide own reliable transportation
Must be able to pass a background check
Strong computer skills including Microsoft Office, Word, Excel proficiency required, knowledge of Skyline Property Management Software a plus.
Other duties as assigned.
Minimum 2 years experience commercial real estate property management.
