Creative Management Company is looking for Maintenance Personnel to serve communities throughout Houston. This is a hands-on role, focusing on maintaining standards, making repairs, and working with contractors.
Position Overview:
Responsible for the maintenance of the community.
Manage incoming work for timely resolutions, working with management, contractors and residents.
Maintain a preventative maintenance schedule.
Establish rapport with contractors, ensuring high-performance standards.
Continuously assess community needs and recommend improvements.
Maintain organized inventory and supplies.
Maintain a visible presence within the community.
Professionally communicate with residents but defer requests to management.
Maintain a thorough understanding of community rules, amenities, and services.
Perform work with the highest standards of personal, professional and ethical conduct.
Ensure all safety precautions and community rules are followed by vendors.
Perform any range of special projects, tasks and other related duties as assigned.
Attend all company mandatory functions and comply with policies and procedures.
QUALIFICATIONS:

Proficiency in English; knowledge of other languages is a plus.
Ability to use text, email and company software following training.
Hands-on experience with General Maintenance, Basic Plumbing, Drywall, Gates.
Some positions might require experience with Basic Electric, Roofs, Boilers, HVAC
DUTIES: * Duties may vary based on community
Perform portering services such as picking up trash, cleaning dog park, emptying trash cans, replacing light bulbs, blowing leaves.
Repair or report broken sprinkler heads, dripping exterior faucets. Troubleshoot meter leaks and report as necessary.
Repair mailbox locks, door hardware/hinges, fencing.
Touch-up paint throughout community.
Troubleshoot access gates, maintain keys and fobs.
Maintain all areas clean and tidy, such as pool furniture, potted plants, clubhouse, and mail stations. Change filters and clean restrooms.
Light pressure washing.
Clean dumpster areas, manage heavy trash.
Clean storm drain grates, blow leaves, clean gutters.
Prepare community for weather related events.
Swiftly respond to emergent requests.
Where applicable: run elevator tests, inspect roofs,
Complete miscellaneous tasks as directed by management or Board members.
Job Type: Full-time
Pay: $23.00 - $25.00 per hour
Expected hours: 40 per week
