Overview
Corkscrew Woodlands seeks an energetic customer service, detail orientated, General Manager for a 640 Unit “55 and over” residential community located in Estero, Florida.
Corkscrew Woodlands consists of 17 distinct neighborhoods on 123 acres with multiple amenities including a main clubhouse, pool/spa, tennis, pickleball, mini golf, bocce, shuffleboard, and other amenities.
Candidates for this position must possess a current State of Florida Community Association manager (CAM) License and have a minimum of 5 years of HOA management experience.
The Manager reports to a seven (7) member Board of Directors, and has staffing for the maintenance, administrative office, landscaping, and housekeeping functions of the association. The current General Manager is retiring after having managed the community for over 20 years.
The key responsibilities of the position include:
- Maintain and develop positive relationships with residents/owners, Board of Director members, employees, volunteers, and vendors.
- Administration, management, operation, maintenance, repair, and replacement of Association property and operations.
- Oversight and management of all employees, including supervision, hiring, and termination.
- Attend all Board of Director meetings, and assist the Board in carrying out its functions.
- Oversee the fiscal aspects of the Association including annual budgets, managing a Reserve Account, periodic financial reports, as well as overseeing the day-to-day fiscal needs of the Association.
- Maintain the official records for the Association.
- Administration of the pre-storm planning and preparation activities as well as any post storm activities as needed.
In addition to licensure and experience, a candidate should possess the following skills and qualifications:
- Knowledge of Florida Law with regard to Homeowner Associations, as well as applicable Federal, State, and Local rules regarding the operations of the Association.
- The ability to understand and administer the governing documents of the Association.
- The ability to effectively work with a Board of Directors, professional service providers, residents and homeowners, and employees.
- A working understanding of budgeting, fiscal operations, and other aspects of the business needs of a Homeowner Association including the functions of Human Resources, physical property management (repairs, maintenance, and replacement of association property), a working understanding of Architectural Review Committee operations, and Violations committee operations.
- Excellent verbal and written communication skills.
