Job Summary: We are looking for a passionate, detail-oriented, and skilled Project Manager to join our team. This team member must be self-motivated, courteous, a team player, dependable, eager to learn, accurate and thorough. The Project Manager is responsible for planning, directing, coordinating, and budgeting activities and financial reports concerning the construction or maintenance of projects. The Project Manager participates in the conceptual development of a project and oversees its organization, scheduling, and implementation.
Essential Duties and Responsibilities:
- Work with Superintendents, Foremen, Journeymen, Project Managers and Department Managers to plan, organize and direct activities concerned with projects.
- Establish project objectives, policies, procedures and performance standards within boundaries of company policy and contract specifications. Confer with supervisors and union personnel to discuss such matters as work procedures, complaints and problems.
- Represent company in project meetings and attend strategy meetings.
- Manage the requisition of supplies and materials to complete project.
- Interpret and explain plans and contract terms to administrative staff, workers and clients.
- Formulate reports concerning such areas as work progress, costs and scheduling.
- Work with engineers to produce shop drawings from architectural drawings.
- Communicate with customer/contractor during the project.
- Manage projects to ensure the budgets established are met and ensure products are manufactured to customer specifications.
- Collaborate with the Superintendent as well as other departments in the acquisition of tooling, materials, equipment, etc. to complete the project.
- Collaborate with the Superintendent and Safety personnel to develop project-specific safety plans.
- Communicate the company's core value of safety and project-specific safety requirements, goals, and objectives.
- Develop project schedules in collaboration with the Superintendent and in compliance with customer requirements, deadlines, and/or milestones; develop mechanisms to track schedule progress in the field; and update the schedule regularly.
- Collaborate with the Superintendent to identify any variances from the baseline and determine appropriate course of action to remedy any schedule slippage.
- Provide forecasts to the customer and participate in forecast/budget meetings as required.
- Develop project budget based on the estimate/proposal including the budget breakdown by task and appropriate tracking units and develop cost codes for tasks/units.
- Run reports on projects, tracking cost and billing.
- Prepare and distribute completed RFPs for subcontractors.
- Review subcontractor proposals for completeness and scope coverage.
- Furnish information to the Contract Administrator to complete subcontract agreements including scope of work, pricing, and customer-specific requirements.
- Collaborate with the Superintendent to review and approve subcontractor schedules.
- Maintain open communication with the customer and discuss potential future projects.
- Negotiate and approve subcontract scope changes in accordance with all customer contract requirements (i.e. the prime contract conditions which flow though the subcontract).
- Break down units and complete take-offs.
- Manage divisional Work in Progress (WIP) statistics and report on WIP statistics at monthly financial meetings.
- Perform accurate estimates.
- Inform office staff when necessary to order bonds, permits or certifications when needed for a project.
- Develop and distribute subcontractor RFPs based on scope of work and develop bid schedule.
- Develop RFP deliverables for a complete bid package including safety plans, execution plans, quality plans, environmental plans, and other plans as required by the customer.
- Participate in department meetings as requested.
- Perform additional assignments as requested and maintain a teamwork attitude.
Qualifications:
- High School Diploma or equivalent is required.
- Bachelor’s degree in construction management or related field preferred.
- Ability to read and understand construction drawings and specifications.
- Must have knowledge of the appropriate codes and standards which govern design and operating requirements.
- Strong problem solving and troubleshooting skills.
- Excellent verbal and written communication skills.
- Ability to adapt to changing priorities.
- Must be able to handle confidential information.
- Must be organized and able to prioritize tasks.
Job Type: Full-time
Pay: $80,000.00 - $100,000.00 per year
