Job Summary:
This exciting role provides 80% travel opportunity and is responsible for overseeing and coordinating maintenance operations across multiple sites or facilities. This role ensures that all maintenance tasks are completed efficiently, safely, and in compliance with company standards and regulations. The Traveling Maintenance Supervisor will lead a team of maintenance personnel, conduct regular inspections, troubleshoot issues, and implement preventive maintenance strategies to minimize downtime and extend the life of equipment and infrastructure. This position requires a proactive leader with strong organizational and problem-solving skills, capable of adapting to various environments and addressing maintenance needs across diverse locations. General Purpose of Position:
The Traveling Maintenance Supervisor will work across multiple HVG communities, providing support and instruction to maintenance teams as needed. This role is focused on improving key performance metrics, including work order completion percentages, make-ready percentages, and assessing staffing needs during their time in each community. Additionally, the Traveling Maintenance Supervisor will play a crucial role in ensuring that maintenance teams are well-trained on the systems and policies of Highlands Vista Group. The position requires a proactive approach to enhancing operational efficiency, addressing maintenance challenges, and ensuring that all teams adhere to company standards and best practices during the supervisor's travels.
Key Responsibilities:
· Performs various maintenance functions including minor repairs in electrical, plumbing, appliances, flooring, carpentry, and heating/air issues.
· Travels (sometimes out of state) to underperforming or short-staffed properties to assist in the day-to-day operation of the maintenance department.
· Completes minor repairs and improvements in vacant units to achieve market-ready status in a timely manner.
· Performs general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Assists with vinyl floor, cove, and wall base installation.
· Maintains equipment and monitor’s inventory.
· Responsible for snow removal.
· Assists with trash removal and keeping the grounds and common areas free of trash and debris.
· Performs emergency on-call service for after-hours maintenance-related issues as required when in a community.
· Assists with emergency roof repairs and exterior siding repairs.
· Performs assigned preventive maintenance duties and tasks.
· Assists with cleaning of grounds and common areas as required.
· Completes special projects as assigned by Maintenance Supervisor or Property Manager.
· Fosters a positive, active, and collaborative relationship with residents, communities, and associated agencies. Works patiently, professionally, and cooperatively with residents and staff.
· Enforces and adheres to company policies, rules, and regulations.
· Preserves and respects resident and applicant confidentiality.
· Participates in training seminars as requested.
· 80% travel requirement with a combination of local and overnight travel
· Performs all other duties as assigned.
Qualifications
- Strong supervisory experience in maintenance management
- Proficient in mechanical and electrical systems, including HVAC
- Knowledge of schematics and industrial maintenance practices
- Familiarity with programmable logic controllers and CMMS
- Experience with high and low voltage systems
- Excellent leadership and project management skills
