Orlo Management is looking for a full-time experienced Maintenance Supervisor with strong leadership, organizational skills and ample knowledge of all aspects of the maintenance world (preferably in property management) to join our team at Regal towers Apartments team located in Southfield, Michigan
This community had 1,134 apartments. The ideal candidate has experience managing communities of 600+ units
SUMMARY OF THE POSITION

Under direct supervision of the national facilities director, the Maintenance Supervisor will maintain the interior and exterior of the apartment community, will be responsible for all repairs (itself or delegating to the team) such as electrical, plumbing, concrete, masonry, roofing, painting, HVAC and carpentry. Exterior maintenance includes but not limited to grounds, outdoor equipment, pool operation, snow removal, landscaping and trash removal. Understand and implement safety procedures in order to meet and maintain local, state and federal codes.
The perfect candidate has the ability to multi-task in a fast-paced environment, has strong customer service skills, great communication skills and manages a staff 12 plus on top of the different contractors and vendors. Interacts with residents, owners, employees, visitors, guests and suppliers in a professional, prompt and friendly manner.
JOB FUNCTIONS
- Manage and train maintenance staff including interviewing, hiring (along with the General Manager), scheduling, evaluating and disciplining. Communicating job expectations, setting goals, coaching, counseling and disciplining staff, enforcing company policy and procedures
- Perform inspections of interior and exterior of the Community, and reports any property deficiencies.
- Schedule and coordinate preventative maintenance inspections; maintain thorough and accurate logs
- Effectively handles maintenance service requests to the highest level of quality standards
- Guarantee that on-call maintenance service is available
- Maintains interior and exterior physical appearance of the Community, including turns, painting, upkeep of common areas, HVAC, carpentry, and general maintenance. Repairs windows/glass, window frames, screens, doors, locks and other repair areas as needed
- Has the ability to program and execute all preventive maintenance programs (boilers, jetting, preventive maintenance inside of all apartments, etc.)
- Maintains grounds and trash removal on a daily basis. Sweeps parking lots and sidewalks after each trash collection. Maintains clear and safe walkways, entrances, driveways and parking lots, and removes snow and ice during winter (third party contractor). May coordinate with the contractor in weeding flower or shrub beds and tree bases, sprinkler systems, during the summer season
- Track progress and prepare apartment units for occupancy
- Schedule vendors and inspect quality of work
- Follows all safety practices and consistently operates in a manner that protects people and the environment, and assists in EPA recovery procedures
- May be assigned to work on-call as scheduled
SUPPLEMENTAL JOB FUNCTIONS
- Ensures that all supplies needed are ordered in a timely manner
- Keep inventory according to the maintenance budget
- Ensures proper cleaning and maintenance of equipment
- May have to answer inquiries from residents and owners in Supervisor’s absence
- Other related duties as assigned
MINIMUM JOB QUALIFICATIONS
- Must possess good interpersonal/communication skills and a high level of trustworthiness
- HVAC certified (Type II or Universal); Heating and cooling repairs/replacements
- Must be able to perform work while complying with federal, state and local codes
- Must possess good mechanical ability
- Must be detail oriented with the ability to follow detailed instructions and to properly use tools and equipment
- Must be able to stand, bend, stoop, climb and lift up to fifty (100) lbs
- Must be a team player, ready to help out where and when needed
- Must be able to respond promptly and effectively in emergency situations
- Must be dependable and reliable
- Must be neat and clean in appearance
- Valid driver's license and reliable transportation
- High school diploma or equivalent

PREFERRED JOB QUALIFICATIONS (not required)
- Level I and II maintenance certification
- college-level/trade school (strongly preferred)
- Five (5) year or more supervisory experience, particularly with communities of 600+ units
- Experience in working in electrical, plumbing, HVAC, carpentry repairs, masonry and other related areas of the property management maintenance
- Skilled Trade certification
- Knowledgeable of federal, state and local codes (including Fair Housing and OSHA laws) and proper safety procedures
- Knowledgeable in waste management
· May be required to respond to emergencies consistent with Community needs.
WORKING CONDITIONS
- Frequent bending, stooping, lifting (up to fifty 100 lbs.), pulling, carrying, shoveling or moving heavy weight material(s) in difficult work positions, climbing on ladders, etc.
- Exposure to adverse weather conditions
- Intermittent to continuous interaction with others, including residents and co-workers
