REGIONAL MAINTENANCE SUPERVISOR, Northern Operations
Reports To: Regional Manager
Position Overview: Primary responsibilities include oversight of Community Maintenance Teams and community and inventory maintenance as directed by the Regional Manager in an efficient, courteous, and understanding manner, while performing the duties listed below.
**This position requires travel throughout regions covering Saginaw, Lansing and Farmington Hills, MI when necessary**
Essential Functions:
- Provide support, training, instruction, and motivation to on-site maintenance team-members
- Support Maintenance to achieve district goals in GKS, Inventory Management, Work Order completion and Capital Expenditure Projects
- Establish plans, allocate resources, review progress and make corrections to achieve district goals
- Respond to resident service requests when applicable
- Provide support to the Regional Manager and Community Manager to recruit, train, and monitor progress of onsite maintenance staff
- Work with Community Manager and Lead Maintenance to maintain the storage compound in a safe and organized manner
- Provide support to Regional Manager in directing and monitoring large expenditure projects
- Inspect communities within district on a regular basis to provide guidance and monitor progress
- Coordinate new home delivery and set-up, and request any warranty or follow-up work with the Community Manager, Lead Maintenance and manufacturers
- Order supplies, tools and equipment (with Management approval)
- Provide support to Maintenance teams in maintaining all tools, maintenance facilities and equipment as well as utility facilities within the district
- Follow safety precautions and train staff on Company Safety Policy
- Complete all work in a timely manner, without sacrificing quality
- Maintain professional behavior which does not interfere with the individual’s work, the work of another team-member, or the quality of life for community residents
- Provide support in maintaining community assets including grounds, buildings, equipment, pools, etc.
- Respond to emergency calls as directed by supervisor
- Utilize problem solving and decision-making skills to provide answers to communities, residents, and the Regional / Home office
- Analyze Maintenance financial operations at each community. Develop plan with RM to correct significant variances from budgets,
- Provide support to Regional Manager / Community Manager to develop programs to achieve employee satisfaction, resident satisfaction, and community appearance
- Provide support to Regional Manager in completing Quality Reviews and inspections
- Maintain all OSHA and PPE equipment as required by Company/State standards
- Be able to use tablet and or computer for tracking and logging of work orders
- Log and maintain all Service vehicles according to company/state guidelines
- Complete Incident/Accident Reports in a timely fashion
- Additional duties as assigned by Regional Manager and are subject to change
- Some travel required; relocation may be required for advancement
Physical Requirements:
- Ability to stand and walk for up to eight (8) hours per day
- Use of hands, including fingers, to handle or feel objects, tool or controls which may be of a repetitive motion
- Reach with arms and hands
- Effectively communicate with vendors and residents
- Frequently required to climb or balance
- Vision abilities include close and distance vision and the ability to adjust focus
- Required to regularly push, pull, lift or carry 50 lbs. Occasionally up to 85 lbs.
- Use of potentially hazardous chemicals
- Must be able to climb ladders, occasionally up to a 20-foot ladder

- Must be self-motivated, independent, and able to work with minimal supervision
- Strong leadership and decision-making skills
- Demonstrate ability to motivate and manage maintenance team performance
- Computer skills including Microsoft Office software products
Education and Experience:
- Previous supervisory experience desired
- Strong leadership and decision-making skills
- HVAC Certification required
- High school diploma or equivalent
- A valid driver’s license is required
