The Sr. HVAC Technician is responsible for performing routine maintenance and service repairs on heating, ventilating, and air conditioning systems. He/ She is also responsible for the installation of new units or replacement parts for existing units according to specifications and established safety guidelines. Provides guidance, direction and support to the HVAC Technician, Trades Helpers and O&M management team to assess issues, plan and schedule maintenance, and conduct root cause analysis of issues. Conducts root cause analysis of issues, equipment performance trends and failures. Will be responsible for conducting daily tours of equipment and monitoring operational effectiveness, tenant comfort and routine maintenance.
Additional duties include:
- Assists in troubleshooting, diagnosis, service and repair of heavy commercial air conditioning and multi-zone heating and cooling systems.
- Maintain, monitor and manage Client system, DDCs, and Energy Management System(s).
- Test electrical currents or components for continuity, using electrical test equipment.
- Test pipe or tubing joints or connections for leaks, using pressure gauge or soap-and-water solution.
- Join pipes or tubing to equipment and to fuel, water, or refrigerant source, to form complete circuit.
- Reassemble and test equipment following repairs.
- Repair or replace defective equipment, components, or wiring.
- Layout and connect electrical wiring between controls and equipment, according to wiring diagrams, using electricians hand tools.
- Install, connect, and adjust thermostats, humidistats, and timers, using hand tools.
- Comply with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area.
- Inspect and test systems to verify system compliance with plans and specifications or to detect and locate malfunctions.
- Providing timely and quality repairs of commercial grade ice makers, walk-in cooler/freezers and reach in cooler/freezers, etc.
- Performing Preventive, Corrective, Predictive and emergency maintenance on all HVAC and Refrigeration equipment throughout campus.
- Log all freon IAW Fed, State and local EPA regulations.
- Perform other related duties as required.
- Following instructions, both verbal and written.
- Ability to work on site during normal working hours; available for after-hour calls and being on-call
- Read, understand, blueprints, wiring diagrams, and manufacture's recommendations of equipment.
- Safely operate hand tools, power-hand tools, and complete roof inspections required by assignments.
- Computer skills for record keeping in the CMMS (Maximo).
- Attend training as scheduled and/or required.
REQUIRED:
- High school diploma or equivalent General Educational Development (GED) Certificate.
- OSHA 10 Certification (preferably OSHA 30)
- Must have experience in HVAC, air handling, deionizer water, chilled water condenser, hot water, compressed air, electronic gate systems, and boilers.
- Must have and maintain state HVAC licenses/certifications.
- Must have a valid state driver's license with no major infractions.
- Minimum of five (5) years of experience in AC and Refrigeration trade as an HVAC/R Technician in a commercial industrial/ government setting.
- At least two (2) leadership experience as a Lead or Foreman in the HVAC/R field.
- Reliable transportation to work.
- Be able to regularly Lift, Carry, Push/Pull up to 75 lbs.
- TRANE Chiller experience.
- TRANE Automation System experience.
PREFERRED:
- Boiler experience a plus
- Strong industry relationships with equipment and parts distributors, manufacturers and service providers.
This role offers an hourly wage of $40.67 per hour and includes up to $1,550 per month for health and welfare benefits (medical, dental, vision, and pension plan), they give a yearly allowance for your uniform- shorts, pants, and footwear, 56 hours of sick time, 11 paid federal holidays, 2 floating holidays, and up to 88 hours of PTO after 1 year.
