The Academy House Condominium Association is seeking an experienced Facilities Manager for its luxury, high-rise condominium community in Center City Philadelphia, PA. The Academy House Condominium Association offers an excellent opportunity with a salary ranging from $90,000 - $115,000 based on experience and a benefits package, including medical, dental, 401K, paid vacation, holidays, and PTO.
The Facilities Manager will provide the highest possible level of customer service and support for all aspects of property maintenance and operations. The Facilities Manager will help manage and supervise the work of in-house staff and contract service providers in the performance of building operations, maintenance, repair/restoration, and housekeeping and tenant services. The Facilities Manager will also be responsible for managing building professional and construction services to include MEP, Structural, HVAC, Electrical, Plumbing and all construction trades.
Compensation:
$90,000 - $115,000 yearly
Responsibilities:
- Oversee the efficient operation and maintenance of the building complex in compliance with industry standards and codes.
- Ensure the safety of personnel, residents, guests, property, and equipment according to Association policies.
- Develop and monitor annual operating budgets for the Maintenance Department.
- Conduct regular property inspections to assess physical conditions and ensure proper functioning.
- Evaluate building systems and equipment to determine repair needs and capital requests.
- Implement plans for building maintenance and improvements.
- Schedule and document all required maintenance activities for the complex.
- Supervise building operations, recommend improvements, and assist residents with work orders.
- Inspect work to ensure it meets standards and Association policies.
- Coordinate with authorities for necessary work permits and authorizations.
- Manage contract services and review bids in accordance with procedures.
- Participate in contract review, inspection, and administration.
- Supervise staff, conduct training, and resolve departmental issues.
- Maintain high visibility and communication with residents and staff.
- Be available for emergencies, inspections, and meetings as needed.
- Provide daily updates to the General Manager on project status and operations.
Qualifications:
- The ideal candidate should possess a Bachelor's degree in Engineering, Construction Sciences, or a related field, or have a combination of relevant experience in Facility Management.
- Candidates should have 5-10 years of experience in facilities maintenance and operations management, with expertise in Mechanical, Electrical, Life Safety, and Fire Protection Systems.
- Strong technical skills are required for troubleshooting building MEP systems, including HVAC, elevators, fire alarms, pumps, valves, motors, and controls.
- Candidates must have administrative experience, organizational skills, and excellent written and verbal communication abilities, including proficiency in report writing.
- The ability to interpret codes, regulations, and bid documents, as well as experience in project management, is essential.
- Proficiency in computer literacy, including word processing, spreadsheets, and preferably Microsoft Project, is necessary.
- The candidate should be dependable, accurate, and capable of completing responsibilities successfully.
- A professional appearance, strong public relations skills, and prior experience in high-rise facility management or community governance are desired.
- LEED Accreditation would be a plus for this position.
