Job Summary
The Estimator will be responsible for developing accurate scope documents, performing quantity take-offs, and leading bids for Design/Build projects. This role plays a crucial part in reviewing construction documents, collaborating with internal teams, and managing relationships with subcontractors and vendors. Duties include analyzing cost data, preparing scope sheets, generating bidder lists, and organizing bid-day activities.
Key Responsibilities: Project Estimation
- Develop clear and detailed scope documents for Design/Build projects.
- Perform quantity take-offs, analysis, and estimates for all items within the project scope.
- Take the lead on Lump Sum bids, reviewing drawings, specifications, and other construction documents.
- Collaborate closely with Operations and Purchasing teams during pre-construction efforts.
- Strengthen subcontractor and vendor relationships, evaluating proposals and ensuring alignment with project requirements.
- Analyze and compile cost data, unit prices, historical costs, and other relevant information for conceptual estimates.
Scope Analysis Sheets
- Prepare comprehensive scope sheets that align with bidding requirements.
- Carefully review general conditions, noting requirements in order, and address inconsistencies.
- Coordinate with the bid team to ensure scope sheet accuracy and completeness, eliminating duplications.
- Use scope sheets during discussions with subcontractors to verify the accuracy of their estimates.
Bidder’s List Preparation
- Compile and send out lists of potential bidders based on project plans and specifications.
- Conduct follow-up calls with vendors/subcontractors to confirm interest and clarify project scope.
- Update scope sheets with new information as it arises to ensure qualification of each bidder.
Bid Day Preparation
- Prepare forms and organize documents to monitor and summarize bids effectively.
- Set up an organized location for bid assembly.
- Compile summaries by trade, direct cost bid amounts, general conditions, fee amounts, total bid, and alternates.
Qualifications: Skills & Abilities
- Proven experience as an Estimator or in a similar role within the construction industry.
- Strong understanding of construction documents, scope analysis, and bid preparation.
- Proficiency in quantity take-offs, cost analysis, and bid evaluations.
- Excellent communication and collaboration skills with internal teams and external vendors.
- Detail-oriented with strong organizational skills, capable of managing multiple tasks and deadlines.
- Proficiency in estimating software and Microsoft Office Suite.
