About the Role
Perform journeyman level work in the maintenance, modification, overhaul, installation, service, and repair of all types of heating, ventilation, air conditioning, refrigeration, chiller, plumbing, and fire protection systems. Machine and fabricate parts as necessary.
Job Responsibilities:

Perform preventive maintenance on all HVAC systems including air handling units, steam absorption chiller, cooling towers, and all ancillary equipment such as pumps, valves, fans, ducting and variable air distribution units, motors/drives, compressors, thermostats, filters, and condensers; refrigeration equipment; and plumbing systems. (25%)

Troubleshoot and repair all systems and equipment noted above. Overhaul equipment when appropriate including breaking down equipment and rebuilding equipment, replacing major components, etc. (25%)

Advise Facility Engineer on technical aspects of capital projects such as installation/removal, overhaul, and modification of major HVAC, refrigeration, and plumbing equipment. Lead and assist contractors in performing the work, if applicable. Research and recommend new equipment and procedures. (15%)

Arrange for testing and balancing of air systems to ensure optimal ventilation and indoor air quality and comfort, and for calibration of equipment, digital and pneumatic controls, and gauges as necessary to ensure precise controls. (5%)

Monitor the Building Management System to ensure optimal use and recovery of utilities, achieving energy conservation. Observe performance trends and recommend improvements in equipment and procedures. (5%)

Maintain in peak condition the life-safety systems such as fire sprinkler systems, fire alarms and sensors such as the smoke detection system, and emergency generator. (5%)

Other general duties as assigned to the House Crew e.g. event logistics and room set-ups, receiving dock activities, office moves, security, emergency first responder, special cleaning, and assisting other trades within the Crew. (20%)
Contacts:
Interact with BSO staff as appropriate to ensure optimal level of service in terms of comfort and quality for employees, orchestra and patrons. Work directly with food and beverage staff to ensure kitchen equipment such as dish washers, ducts, fire protection, hot water heater, and drains meet health standards. Work closely with contractors, outside service providers, engineers and consultants as appropriate in designing and servicing HVAC and plumbing systems. Coordinate with Boston Water and Sewer Commission on work involving city water mains, catch basins, backflow preventers and valves. Coordinate with district steam company all support related to supply steam.
Special Conditions:

Strenuous physical activity is required - must be able to access all areas of the facility including climbing ladders and scaffolds, crawling underneath objects, and entering confined spaces, roofs, and the attic.

Exterior work will require working in all weather conditions.

Must be able to lift up to 50 pounds.

Work environment involves exposure to materials, tools, and situations that require following important safety precautions including the use of personal protective equipment.

Must qualify in operating a fork truck.

Must be available 24 hours a day/7 day a week to respond to facility emergencies.
Required Education and Experience
Qualifications:
-
High School diploma or equivalent, with preference given to advanced education such as associate's degree or advanced votech certificate in HVAC and refrigeration.

Journeyman level license in HVAC and refrigeration.

Minimum of 5 years experience in maintaining HVAC, refrigeration, and plumbing systems in a large institution.

Experience in an historic facility and/or public institution a plus.

Skilled in diagnosing, troubleshooting, and solving technical problems.

Experienced in machining and fabricating parts in a machine shop.

Familiar with operation of lathes, welding equipment, and milling, boring, honing, and surfacing machines.

Intermediate level of skill with electrical wiring and principles. Intermediate level of skill in maintaining plumbing systems and in pipefitting.

Strong customer service skills, with experience in providing comfort to office occupants.

Experienced in working independently, exercising judgment in resource usage by knowing when to self-perform or to solicit contractor support.

Sound technical writing skills for documenting preventive maintenance steps and equipment standard operating procedures.

Advanced ability in interpreting blueprints, technical manuals, and specifications.

Experience in meeting quality assurance standards.

Some experience in reviewing contractor estimates as part of the selection process.

Strong computer skills related to word processing, spreadsheets, and internet access.
