Summary
As our Maintenance Supervisor, you are responsible for the overall management of maintenance of the communities in your portfolio including planning, coordinating, budgeting, organizing, and maintaining the physical needs of the site. You will perform and direct other maintenance personnel in the repair and maintenance of HVAC systems, electrical/mechanical systems, plumbing, grounds, structural elements, mechanical equipment, and turning of apartments.
Responsibilities of our Lead Maintenance Technician
· Act as a role-model to your maintenance teams and create a positive work environments by leading your teams in delivery and promoting superior customer experiences and always supporting in the resident retention and maintenance goals of the community.
· Perform maintenance functions as a working supervisor in HVAC, plumbing, electrical, carpentry and other systems.
· Train, schedule, develop, and manage the performance of your teams to ensure the maintenance goals of your community are being met.
· Set and schedule all priorities and assign maintenance responsibilities to achieve our company maintenance standards for resident satisfaction and efficiency.
· Inspecting, scheduling, and performing routine preventative maintenance on all equipment, units, grounds, buildings, amenities, and common areas.
· Knowing and monitoring the condition of all vacant units and managing the turnover process to ensure adequate inventory of apartments is always available.
· Assist the Property Manager to develop annual budgets for maintenance.
· Participate in the hiring of maintenance personnel.
· Maintain a clean, orderly, and secure shop.
· Coordinate work with outside vendors and contractors.
· Adhere to purchasing procedures and control inventory.
· Ensure all bi-monthly light checks are performed, recorded and all bulbs and/or fixtures requiring repair/replacement are performed.
· Adhere to the maintenance and safety policies and procedures and ensure your teams remains in compliance. Immediately report safety violations and potential liabilities to the Property Manager.
· Maintain accurate recordkeeping of all maintenance forms by established deadlines which includes but is not limited to time sheets, overtime logs, inspection logs, maintenance requests, pool logs, etc.
· Scheduling the maintenance teams in a weekly rotation to handle after-hour emergencies, holiday calls and be back up on-call support as needed for after-hour emergencies and inclement weather. However, call rotation and backup support will be determined by the size of your teams. On-call schedules should run from Monday through Sunday.
· Provide additional support to your teams, the company and its other teams and communities as reasonably requested.
Qualifications
· Must be eligible to work in the U.S.
· Must have a valid Driver’s License.
· Must be HVAC and EPA Certified.
· Must have your own tools.
· Must have reliable transportation and be willing to travel to the properties in your portfolio. This includes being available for after hours emergencies or on call as needed.
· Minimum of 5+ years’ experience in the multifamily Lead Maintenance or 3 years as Maintenance Supervisor position.
· Bi-lingual is a plus.
Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee will need to travel from floor to floor, climb stairs, and will be required to travel between buildings in varying outdoor weather conditions. The employee may also be required to remain in a stationary position(s) 30% of the time; regularly using hands to operate tools, equipment, machinery and regularly required to walk, talk, and hear. Must be able to travel within 20 miles of the community. Travel may vary in frequency and duration.
In addition, you must be able to perform the physical functions of the position, which may include, but are not limited to the below:
· Flexibility to work nights, weekends, and/or holidays when required. And, as needed during inclement weather.
· You will be required to stand, bend, walk, sit, kneel, stoop, push, pull, carry, maintain your balance, use hands and fingers to use tools and controls, and reach.
· Must be able to decipher depth perception, distance, and close vision.
· Must be able to push, pull, lift, carry, or maneuver weights of up to 100 pounds or 150 with additional support or with the use of other equipment.
Required Skills/Abilities
· Effective communication with teams, residents, vendors, and management.
· Be able to lead and manage a team.
· Proficiency in all aspects of maintenance including but not limited to HVAC, electrical, plumbing, repair of appliances, inspections, preventative maintenance, pool and amenity maintenance, roofing, carpentry, and masonry.
· Provide superior customer experiences.
Must have a reliable vehicle to perform various maintenance tasks, drive between properties/units, property errands, commute to our other BRM communities as needed, and any other job-related travel. Must have a valid Driver's License and proof of current liability insurance for the vehicle using as transportation.
Job Type: Full-time
Pay: $28.00 - $32.00 per hour
Expected hours: No less than 40 per week
