Position Summary:
This position is responsible for the daily management and supervision of the Plant Operations Maintenance Department. As a working manager, this individual will be required to assist in the daily work order load and other assigned duties.
The staffing of the Summit Medical Center is based on a teamwork concept. Employees may be cross trained in other areas and may be expected to perform duties other than their normal ones as staffing and patient needs change.
Responsibilities:
- Reviews, helps Executive Director of Plant Operations develop and/or modify work plans, or methods, and procedures. Helps determine work priorities, and work schedules to provide adequate staff coverage. Provides work instruction, assists employees with difficult and/or unusual assignments, and encourages innovation.
- Supervises and assigns the work of maintenance staff while continuously monitoring the work and progress of the employees. Reviews work for accuracy and completeness and returns assignments with recommendations for proper completion.
- Determines material, equipment, and supplies to be used. Transfers equipment and personnel from one project to another as necessary. Ensures that the facility always has required supplies in stock.
- Demonstrates ability to read blueprints. Demonstrates and understanding and working knowledge of all building systems and equipment: electrical systems, essential electrical systems, plumbing systems, mechanical systems, HVAC systems, medical gas and vacuum systems, nurse call, fire alarm, fire sprinkler, telephone, paging, surveillance, security cameras and access control, and other building systems and equipment. Demonstrates an ability to make or schedule repairs to such systems and equipment.
- Maintains work orders and closes them out of CMS. Daily, make sure the maintenance personnel are closing theirs out as well. Prepares a weekly report for the Director of Plant Operations. Responds to all POM requests in a timely and professional manner and provides appropriate feedback/responses to requests. Responsible for ensuring the best customer service outcomes for each department.
- Coordinates or installs, inspects, repairs and maintains the electrical, plumbing, mechanical, and other related systems in all Summit Medical Center locations. Performs general repairs including but not limited to painting, patching walls, security hardware, hanging shelves and landscaping.
- Performs and documents fire and emergency drills.
- Resolves problems, mediates conflicts encountered during daily operations, determines appropriate solutions, and promotes team work. Encourages regular communications and informs staff of relevant business issues and their impact on the organization.
- Implements safety standards and develops, with Director of Plant Operations, procedures to insure compliance.
- Enhances professional growth and development through participation in educational programs, current literature, in-service meetings, and workshops.
- Attends meetings as required, and participates on committees as directed.
- Performs other duties as assigned or requested.
- Maintains established center/departmental policies and procedures, objectives, quality assurance program, safety, environmental and infection control standards.
- Ensures and maintains Plant Maintenance daily logs, records, reports, and files as needed.
- Maintains and cares for department equipment and supplies.
- Maintains confidentiality of patient and center related business.
- Develops and maintains an effective working relationship with patients, families, visitors, vendors, and other center employees.
- Documents concisely, precisely and accurately on all records or documents as indicated by policy.
- Participates in Quality Assessment activities as directed for the continuous improvement of patient care and center business.
Qualifications:
- High School Diploma or Equivalent.
- Minimum managerial experience of 3 years in related field.
- Current valid driver license.
Special Skills and Knowledge:
- Ability to install, inspect, repair and maintain the electrical, plumbing and other related systems.
- The ability to maintain and repair security hardware.
- Ability to inspect, operate and maintain the heating, cooling and ventilation system and the boiler system. The skill in maintaining and repairing the security hardware.
- Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
