Job Summary
As an Area Maintenance Manager, you will provide oversight and managerial support for the Maintenance team across the portfolio in IL, UT,CA and OR. The locations in the portfolio may expand as the company continues to grow. You will be responsible for training and overseeing the planning and execution of maintenance operations for each property. This position requires extensive travel.
Essential job duties
- Direct a decentralized team of Service Managers and Service Technicians
- Hire, train, develop and mentor maintenance team members
- Establish and implement preventative maintenance programs, review work orders, logs and seasonal maintenance including snow removal, unit turnover, and improvements across a portfolio of residential properties.
- Consult with Property Managers on annual budgets and soliciting bids for major repairs, purchases, or contracts.
- Establish and manage the vendor list and vendor contracts
- Closely manage maintenance budget and financial controls
- Adhere to all regulatory requirements; Respond to all applicable government agency standards and reporting
- Ensure that safety standards, safe work practices, and emergency responses are regularly maintained
- Build and maintain harmonious resident relations through delivering excellent, consistent service and timely repairs
- Maintain tools, equipment, and workspaces to ensure they are in proper working order
- Communicate to appropriate Supervisor any matters regarding liability and risk management issues at property as well as any suggestions to improve or enhance quality of life issues provided by the clients/residents
- Oversees the scheduling of apartment turnover for move-ins, move-outs, and transfers in coordination with building maintenance staff to ensure that apartments are in superior condition for occupancy.
- Conducts monthly inspections of all buildings and grounds to ensure compliance with applicable governmental policies, procedures, regulations, and codes where applicable.
- Maintains the utmost confidentiality of all resident, client, and staff information.
- Ability to manage multiple projects.
- Establishes and monitors a written property maintenance and preventive maintenance program and oversees implementation of same including building maintenance projects and maintenance staff
- Provide constructive verbal feedback to Property Manager and Regional Property Manager about property and maintenance team members
Physical Requirements
Hands-on repair and maintenance work constitute majority of time and duties
Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit
Who we are looking for:
- Ability to travel 75% across multiple states
- Minimum 10 years of experience in a multisite maintenance leadership role
- Experience managing a decentralized team and multiple assets
- High school diploma , GED or similar
- EPA Universal certification, CPO Certification
- On-site experience being 100% hands on
- Knowledge of building codes, regulations, and violations
- Working knowledge of building operations ( HVAC systems, electrical, elevator, scopes of work for repairs, etc.)
- A strong working knowledge of OSHA regulations
- Effective written and verbal communication skills
- Strong organizational, time-management, and supervisory skills with attention to detail
- Strong interpersonal and problem-solving skills
- Ability to manage multiple projects and a decentralized team
- Ability to exercise independent judgment and work independently
- Proficient in Microsoft Word, Excel and Outlook
- Experience with Onsite or similar
