Job Title: Plant Manager (Licensed HVAC)
Reports Directly To: Director, Facility Management
Job Group: Y, Exempt
Salary Range: *$61,956-**$78,387

Primary Function of Position: Provides specialized services to the Facility Management Department including directing work activities for the District’s central plants and supervising the Heating Ventilation and Air Conditioning (HVAC) technical team and contractors who service building mechanical systems.

- Plans and directs work of assigned personnel and/or perform duties required for the installation, operation, servicing and repair of assigned equipment including central plant equipment; heating, ventilation, air conditioning, refrigeration equipment, pumps, compressors, and other types of hydronic systems across the District.
- Must be able to diagnose the source of equipment malfunctions and repair or supervise the necessary adjustments or repairs using in-house trades and/or vendors.
- Oversees contracts and service agreements with vendors in matters regarding services, supplies and materials.
- Formulates and supervises the implementation of a preventative maintenance program and creates, updates, and maintains process documentation.
- Oversees the Energy Management and Direct Digital Control System for the purpose of maintaining proper building temperatures and humidity levels.
- Assists Director of Facility Management and Director of Development in developing budgets and Long-Range Maintenance Plan goals.
- Participates in district planning activities related to HVAC and other plant provisioning for District projects.
- Participates in hiring processes, discipline, and evaluation of team member work performance.
- Ensures that recognized procedures and techniques are followed and compliance with applicable safety codes in work performed.
- Ability to be present on the job as described under working conditions and contract details.
- Other duties as assigned.
Knowledge, Skills, and Abilities:
- High school diploma or equivalent required.
- Technology Center job-related training and/or Bachelor’s Degree preferred.
- Oklahoma Mechanical contractor’s license preferred or the ability to obtain within 60 days of the job offer.
- A minimum of five (5) years work experience in plant operations preferred.
- State Class I and/or Class II boiler license preferred.
- Extensive knowledge of physical plant operations, maintenance, tools, equipment, practices, methods, hazards, and safety precautions used in the maintenance and repair of plant equipment.
- Knowledge of regulatory compliance related to physical plant and personnel supervision.
- Knowledge of construction practices, contracts, and procedures.
- Have the ability to understand and use building automation systems, preferably Tridium’s Niagara.
- Read and understand blueprints, one-line diagrams and be able to make changes and modifications to systems as needed.
- Must possess and maintain a valid Oklahoma driver's license, and have an acceptable driving record.
- Must have the ability to acquire and maintain a Fork Lift Training Certificate (training provided) and other lifts within first three months of employment.
- Ability to work independently with limited supervision and direction.
- Ability and desire to maintain/manage an efficient, well-organized work area.

Working Conditions: Strenuous physical effort required. Ability to lift 10-40lbs, 50lbs with lift assist. Position requires prolonged standing, walking, driving, and reaching, concentrated visual effort is required. Extensive communication with internal and external customers. Reliable, dependable, and punctual attendance. Repetitive use of hands/motion and have manual dexterity, finger dexterity, and multi-limb coordination. Job will require working from a ladder. Long periods of sitting and standing. Travel to multiple campuses in the OKC Metro area is required, as needed. This position is subject to after-hour and on-call emergencies. Organizational Relationship: Full-time, exempt personnel position reports directly to the Director of Facility Management. Evaluated annually in accordance with the provisions of the Board’s policy.
Contract Details: Twelve-month contract subject to annual renewal. Working days and hours are Monday through Friday, 7:00 a.m. – 3:30 p.m.

Effective January 1, 2025, the district will match up to 2% of monthly, base salary with a 403b or 457 retirement plan (base salary does not include stipends or extra duty).
