The primary role of the Leasing Director is to market the community, promote leasing, retention and stabilize occupancy for the community. As a Leasing Director, you manage your own success by attaining leasing goals, such as occupancy and rent growth, and by building a rapport with prospects and residents.
The Leasing Director assists the Community Director and Regional Manager in the overall marketing and leasing of an assigned property.
Essential Job Functions:
- Execute the marketing and leasing strategy by making recommendations and assisting in the coordination of property improvements designed to supplement the leasing process
- Maintain company and property visibility with local merchants to maximize property exposure to the marketplace
- Stay abreast of comparable properties, their pricing and competitive positions, to maximize occupancy and financial performance of asset relative to the competition
- Develop strong relationships with current customers and provide quality customer service
- Develop marketing materials such as flyers, brochures and electronic mailers and update as necessary
- Plan, coordinate and execute marketing and promotional events
- Participate in industry organizations to network with peers, competitors and leasing prospects
- Complete competitive market surveys
- Provide a support system for the leasing staff and a method of daily accountability for leasing activity
- Create an interest in the CWS community by touring the property with prospects as you answer questions
- Initiate sale by highlighting the quality of the CWS brand and the lifestyle available at a CWS community
Job Qualifications:
- High School diploma or GED
- 1-2 years of College is preferred
- Yardi software experience preferred
- General knowledge of property management
- Knowledge of on-site management operations
- Minimum 2 years of apartment leasing experience
- Management experience is preferred
- Extensive sales experiences with documented track record of high sales
- Strong verbal and written communication skills
- Advanced communication skills to professionally interact with customers, residents, and guests
- Able to adhere to set and variable work schedule, including weekends and emergencies as required
- Able to adhere to company policies, procedures and practices
- Able to establish and maintain effective working relationships
- Excellent managerial and organizational skills
- Must be a motivator and leader, able to inspire leasing staff to greater job performance
- Professional image, assertiveness and perseverance
- Strong customer service orientation
- Strong Internet, Microsoft Word and Excel skills
- Able to perform work responsibilities at location other than assigned property
- Able to travel within major metropolitan area and may be required to attend company functions in cities other than assigned location requiring overnight stays
- Possess a valid Driver's License with good driving record and current automobile insurance
