JOB TITLE: Journeyman Plumber

SUMMARY/OBJECTIVE (Basic purpose of job)
Primary responsibilities are assisting with the Property Management Team with the plumbing, heating, general maintenance and technical support for office buildings and warehouses totaling 1.2 million square feet. Additional responsibilities are for maintaining the integrity of all building systems and providing services to the Operations Manager. Coordinates other maintenance work and maintain operating the building in an efficient manner.

ESSENTIAL FUNCTIONS
- Maintain and repair plumbing fixtures, piping and related equipment.
- Repair to heating systems and piping.
- Performs scheduled and periodic maintenance. Work with other maintenance staff with the daily operations of the building systems; schedule air filter changes and cooling tower maintenance.
- Works with Lead Technician to monitor, check and troubleshoot building systems including heating, cooling, fire alarm and security hardware.
- Performs general maintenance of facility, as needed, including cutting and replacing ceiling tiles, repairing door hardware and coordinating with staff and general duties on systems as needed.
- Respond to warehouse service requests and follows up, as necessary.
- Purchases and maintains replacement parts inventory hardware, plumbing supplies, materials and tools, as approved by Manager.
- Interact, monitor and coordinates outside contractors, as needed or necessary.
- Manage and resolve employee relations issues.
- Must be available to respond to after-hours emergency calls
- Must be able to respond to radio communication system and cell phones
- Tour construction site(s) and monitor contractor operations.
- Other duties may be assigned and required.
REQUIREMENTS
- HS Degree
- Trade School training in plumbing
- Five years experience installing and repairing plumbing systems and equipment preferred
- Valid driver’s license
- Valid forklift license a plus
- valid sprinkler license a plus
- valid fire alarm license a plus
KEY COMPETENCIES
- Ability to perform all aspects of plumbing and basic mechanical repairs
- Ability to travel to different locations
- Ability to operate utility service vehicle and forklift with one-ton capacity
- Ability to follow written and verbal instructions
- Ability to read and work with blueprints
- Good computer skills; i.e., internet, building automation systems, MS Offices, cell phones
- Familiarity with OSHA and life safety codes
- Completion of OSHA 10 program upon employment and other safety program, as required
- Ability to work with minimal supervision
