Overview: We are seeking a skilled Maintenance Supervisor to oversee the maintenance operations of our apartment community.
Responsibilities and Qualifications:
- Minimum 2 Years of Apartment Experience: Experience working in maintenance roles within an apartment complex, with a strong understanding of residential property maintenance requirements and procedures.
- HVAC Maintenance and Repair (EPA Certification): Oversee troubleshooting, repairs, and maintenance of heating, ventilation, and air conditioning (HVAC) systems to ensure optimal performance and resident comfort. Must have possession of EPA certification for handling refrigerants, demonstrating competence in safe and compliant HVAC maintenance and repair practices.
- Plumbing Maintenance and Repair: Perform plumbing repairs, including fixing leaks, unclogging drains, repairing fixtures, and replacing manifolds as needed to maintain proper functionality and prevent water damage.
- Electrical Maintenance and Repair: Manage electrical repairs and maintenance tasks, such as fixing outlets, switches, and lighting fixtures, to ensure safety and compliance with electrical codes.
- Collaborative Work Ethic: Ability to work closely and effectively with the property manager to ensure seamless coordination of maintenance activities with property management objectives.
- Make-Ready Management: Supervise the make ready process for vacant apartments, including maintenance repairs, painting, and coordinating cleaning, to prepare units for new residents in a timely manner.
- Managing Vendors: Coordinate with external vendors and contractors for specialized repairs and services, ensuring quality workmanship and adherence to budget and timeline constraints.
- Landscape: Oversee landscape maintenance activities, including mowing, trimming, and trash pick up to enhance the curb appeal and overall appearance of the property.
- Emergency On-Call: Be available for after-hours emergency calls and respond promptly to maintenance emergencies, such as floods, power outages, or HVAC failures, to minimize property damage and ensure resident safety.
- Maintenance Supply Ordering: Experience with efficiently ordering maintenance supplies and equipment online to ensure timely repairs and keeping orders within property budget.
- Budget Management: Proven ability to effectively manage maintenance budgets, prioritize spending, and identify cost-saving opportunities while maintaining high standards of property upkeep and resident satisfaction.
- Customer Service Skills: Strong interpersonal and communication skills with a focus on providing exceptional customer service to residents. Ability to address resident maintenance requests promptly and courteously, ensuring resident satisfaction and retention.
Job Type: Full-time
Pay: $26.00 - $32.00 per hour
