SUMMARY
The Maintenance Supervisor oversees and coordinates maintenance of buildings, vehicles, equipment and mechanical systems. Ensures safety regulations and construction codes are met. Works with facility maintenance budget. Makes recommendations and implements changes and improvements.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Additional responsibilities may be assigned.
- Supervises property turn-key operations, whether completed in-house or by outside contractors
- Oversees and schedules maintenance employees, training and developing them, according to company policy and procedure
- Maintain sufficient inventories of tools, parts, and supplies in order to maintain the property and business functions.
- Maintains systems for monitoring and tracking service requests, preventive maintenance work performed, compliance with Hazard Communications program requirements, compliance with safety requirements, supplies and parts inventories, purchases, and turn-key operations.
- Keeps storage and shop areas in a neat, well-stocked, clean, and organized manner.
- Maintains operating budgets in accordance with owner objectives. Works to adhere to budgeted cost parameters. Assists with preparation of re-forecasts as required.
- Order and purchase supplies, equipment and contract work according to required purchasing and bidding procedures.
- Ensures strict adherence to the security system
- Regularly inspects property for safety and security issues, including, but not limited to non-functioning lights, ground and trip hazards, exposed wiring, repairs and maintains property plumbing, electrical, mechanical, and security systems
- Ensures adherence to customer service standards. Works with maintenance staff to ensure that maintenance issues are dealt with in a timely manner and that proper follow-through is done.
- Regularly inspects property and ensures required maintenance and repairs are completed, as necessary
- Solicits bids for outside contract work and schedules and supervises outside contractors
- Maintains property map that clearly identifies all utility cut-offs, the location of hydrants, gas mains and any other property safety information
- Travel to off-site facilities and manage off site projects remotely
- Maintain web-based building management system onsite and remotely.
- Available 24/7 via computer/phone or onsite to adjust building management systems, security, or emergency situations.
MISCELLANEOUS DUTIES
Special Projects Assist in company wide activities associated with the department.

QUALIFICATIONS
To perform this job successfully, and individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE
High School Diploma or GED at minimum. Prefer additional trade school development. Any additional certifications in HVAC, Electrical, etc. a big plus. Basic Computer Skills. Must have sound interpersonal skills. Preferred 2-3 years experience in building maintenance. Proven ability to handle large volume of work, set priorities, multitask, and meet deadlines. Extremely detail oriented and performs accurate work. Forklift certified.
TOOLS AND EQUIPMENT (not limited to:)
Computer, Forklift, double forklift, slip pack, pallet jack, motorized pallet jack, reach truck, floor scrubber, industrial and standard sweepers, shop vac, pressure washer, trash compactor and baler, digital multi-meter, welders, blow torch, power tools, hand tools, aerial lift.
PPE: Gloves, safety goggles, hard hat (where necessary); hard shoes/boots or steel toed boots.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions and correspondence. Effective communication/comprehension skills - verbal and written. Ability to write reports, business correspondence and procedure manuals. Ability to read, write, speak and comprehend the English language.
MATHEMATICAL SKILLS
Ability to physically count, add, subtract, multiply and divide.
REASONING ABILILTY
Ability to define problems establishes facts and draw valid conclusions. Ability to apply commonsense understanding to carry out instructions furnished in written, oral or diagram form. Ability to risk assess and report back to management.

While performing the duties of the job, the employee is regularly exposed to moving mechanical parts and a fast-paced, high-traffic environment. The employee may work in areas with slippery surfaces and may be exposed to risk of electrical shock. The employee may also work in confined spaces on a regular basis. The noise level in the work environment is usually moderate.
