About the role
The Facility Operations Specialist is responsible for assisting the daily activities for a team of maintenance technicians, groundskeeper, custodian, and vendors / contractors for a residential community for a temporary period of time. The Facility Operations Specialist will ensure company standards of quality workmanship and customer service are met for change of occupancy maintenance, resident and property work order requests within Fair Housing compliance and perform maintenance job duties similar to technicians as needed. Must travel to various Communities for extended periods of time. If an assignment is longer than two weeks, travel to home base is provided on an agreed upon basis
What you'll be doing
- Assist with performing work orders in units and common areas, ensures they are processed to meet/exceed company standards
- Responsible for assisting with make ready process, including managing and monitoring vendors and the final inspection of the work prior to the resident’s move in.
- Responsible for conducting regular physical property inspections to ensure proper maintenance and upkeep of all assets.
- Develops scopes of work, soliciting bids, selecting contractors for work order management.
- Assist with supervising and training of the maintenance, grounds and vendor activities to maintain community curb appeal to meet/exceed company standards.
- Ensuring the successful execution of all company safety and environmental policies and procedures.
- Enforce sound safety and housekeeping practices following ZERO Harm journey plan.
- Monitor Satisfacts reviews and watch for trends at sites, recommend improvements.
Who we're looking for
- High School Diploma or GED
- Preference will be given to technical school trainings or certifications
- Valid and clean Driver’s license and safe driving record
- Minimum of five (5) years of property maintenance experience, multifamily /student housing preferred.
- Minimum three (3) years of supervisory experience.
- Knowledgeable in residential property facilities management.
- Required to use considerable judgment when assigning and directing work.
- Must be EPA Universal Certified
- Must be available for night/weekend emergency call duty.
- Working knowledge of Microsoft Office Suite to include Word, Excel and Windows XP. Experience with property management software preferred.
- Candidates should be willing to obtain Certified Apartment Service Technician (American National Standards Institute) professional designation.
- Ability to travel up to 75% of the time
