Position Summary:
We seek a dedicated and detail-oriented Building Maintenance Technician to join our team for our senior independent living. The successful candidate will be responsible for assisting in the upkeep, and maintenance of the facility. The Building Maintenance Technician is responsible for the routine maintenance and repair operations. The work involves completing maintenance tasks to address, repair, and preserve the quality of the building. Their duties include conducting routine maintenance checks, completing tasks assigned, and taking inventory of maintenance supplies and tools. This role will minimize the risks/hazards, optimize equipment performance, and reduce energy costs for the organization. The Technician will work with the Manager to troubleshoot complex issues should they arise with equipment and/or systems within the facility. Our priority is providing a premium experience for our residents while ensuring a fulfilling work environment for our team.
Essential Duties and Responsibilities:
· Ensure all maintenance activities are carried out safely and securely; for both employees and contractors and in line with company policies and procedures (SOPs).
· Be proactive regarding maintaining site machinery and facilities recommending on-going improvements for efficiency and effectiveness.
· Ensure correct and safe operation of equipment and machinery and advise management of any safety issues that need action and ensure that anything requiring urgent action is dealt with immediately.
· Schedule and perform preventive maintenance inspections, service on machines and work orders.
· Respond to system or equipment faults/breakdowns as they occur including diagnosis / fault finding and carry out repairs to all types of equipment in a safe, timely and professional manner.
· Involved in the installation and commission of new equipment and machinery.
· Plan / prioritize workload to ensure efficient use of working time.
· Source replacement parts and perform repairs.
· Using power tools and different hand tools to complete assigned maintenance tasks.
· Maintain parts and tools inventory.
· Prepare maintenance reports
· Perform routine maintenance tasks such as changing light bulbs, and fixing door locks.
· Conduct regular inspections of the facilities to identify and address maintenance or repair needs.
· Maintain cleanliness and organization of maintenance tools and supplies.
· Coordinate with external contractors and vendors for major repair projects as needed.
· Respond promptly to maintenance requests created by staff members and/or program residents.
· Participate in emergency response activities as required.
· Records and maintains documents of facility inspections and repairs
Competencies:
· Requires a broad knowledge and competence of maintenance skills including mechanical repair, plumbing, HVAC, carpentry, and a basic knowledge of electrical repair.
· Requires an advanced understanding of mechanics, electrical, and HVAC.
· Ability to use and operate diverse types of maintenance tools and test equipment such as hand tools, power tools, pipe threaders, and voltage meters.
· Team player and willing and able to work with minimal supervision.
· Ability to work collaboratively with other departments.
· Language Skills – An individual must be able to effectively resolve maintenance problems by often discussing matters with management.
· Good written and oral communications skills are essential.
· Mathematical and Reasoning Ability - Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percentage.
· Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists.
· Ability to interpret a variety of specifications and information furnished in written, oral, diagram, or schedule form.
· Flexibility - Open to change and new ideas. Embrace new technologies and approaches and are not afraid to pivot when necessary.
· High degree of attention to detail and diligence.

Qualifications:
· High school diploma or equivalent.
· At least 4 years of experience in facilities maintenance or a related field preferred.
· Basic general maintenance and repair skills.
· Ability to work independently and as part of a team.
· Strong problem-solving skills and attention to detail.
· Excellent communication and interpersonal skills.
· Ability to lift and carry heavy objects as needed.
Physical Requirements:
· This position requires walking, sitting and standing.
· Ability to lift 60lbs. frequently, including the ability to climb and descend stairs / ladders.
· The position requires stooping, crouching, kneeling and bending.
· Ability to understand and follow all Company Safety, Environmental and Quality Policies and Procedures.
· This role may be subject to internal and external environmental conditions.
· Working in office and residential environments.
Working Conditions:
· Must be on call for building emergencies.
· This position may require occasional evening, holidays and weekend work.
· This position requires travel to additional facilities within Chicagoland area.
