Job Overview
We are seeking a dedicated and skilled Building Maintenance professional to join our team. The ideal candidate will be responsible for ensuring the functionality and safety of our facilities through regular maintenance, repairs, and improvements. This role requires a proactive approach to problem-solving and a commitment to providing excellent customer service while maintaining a clean and safe environment.
Responsibilities
General Responsibilities:
○ Perform general maintenance, routine inspections and preventative maintenance for the building and its amenities to ensure all systems are functional.
○ Address resident-reported maintenance issues promptly.
○ Keep detailed records of work performed and any repairs or upgrades.
○ Coordinate with the property manager regarding any significant repairs, upgrades, or maintenance concerns.
○ Meet with vendors for access (as needed)
Specific Duties and Tasks
1. **Common Areas and Hallways:
○ Vacuum carpeted hallways weekly and spot clean as needed.
○ Ensure hallways and stairwells are free of debris and stains.
○ Regularly check and replace light bulbs in hallways, stairwells, and common areas as necessary.
○ Handle minor repairs as needed including but not limited wall touch-ups, fixing baseboards, and addressing issues with doors and hardware.
○ Ensure hallway trash bins are emptied weekly or as needed.
○ Coordinate with a waste removal service for large waste items or bulk disposal needs.
○ Sweep and maintain the cleanliness of the lobby area, mop as needed.
○ Ensure all furniture is in good condition and clean.
○ Keep all entrances, including glass doors and windows, clean and free of debris.
2. **Roof Patio:
○ Ensure the deck is free of any debris, including the surrounding roof area.
○ Ensure furniture is clean and in good condition.
○ Inspect for any safety hazards (e.g., loose railings, cracked flooring) and address minor issues immediately.
○ Ensure any outdoor lights are functional and replace bulbs as necessary.
3. **Miscellaneous:
○ Be available in case of emergencies such as leaks, power outages, or HVAC failures.
○ Prepare building and grounds for seasonal changes (e.g., salting walkways in winter, checking HVAC in spring).
○ Be able to handle landscaping work (as needed).
○ Additional materials purchased for the building to be billed separately, receipts of purchases provided upon request
Property Specific:
1. **Frequency of Service:
○ At least bi-weekly visits for 3-4 hours (set two days and time each week), or more as needed as recommended. Available to meet with vendors and address urgent repairs off-schedule on an as needed basis
2. **Gym:
○ Wipe down gym equipment as needed.
○ Sweep the gym floor on a weekly basis, mop as needed.
○ Report any major equipment malfunctions to the property manager for further action.
○ Ensure cleaning supplies (e.g., disinfectants, towels) are stocked and available for residents’ use.
3. **Single Public Bathroom:
○ Clean and sanitize the bathroom weekly, including the toilet, sink, and floors.
○ Ensure all surfaces are disinfected regularly, especially high-touch areas.
○ Restock toilet paper, paper towels, soap, and hand sanitizer as necessary.
○ Fix any plumbing issues, such as leaky faucets or toilets.
○ Report any major plumbing or electrical issues to the property manager.
Job Type: Part-time
Pay: $22.73 - $24.62 per hour
Expected hours: 8 per week
Schedule:
- 4 hour shift
- Monday to Friday
