ESTIMATOR - Commercial HVAC Estimator
The Estimator's main responsibility is to generate a steady influx of awarded projects. They are responsible for ensuring that all bids are sent out ON TIME ALL THE TIME and are accurate as possible. They must work directly with ownership on the mark up percentage of ALL bids. And they are to work closely with leadership so all bids that are accepted reflect the vision and strategy for the scope of work we want to pursue. In addition to estimating, this position will be expected to perform any other tasks deemed necessary by leadership.
- Suppliers - the Estimator will need to develop a strong partnership with our suppliers to ensure that we are getting the service and pricing needed. The Estimator has the authority to work with suppliers to negotiate better pricing and use the growing volume of our company to leverage the best possible rebates and services from all vendors.
- Customers - The Estimator will have ongoing interaction with customers. They are to present themselves in a clean and professional manner on the phone, over email and on job walks. They should reflect the values, quality, and respect we embody for all our customers. This includes providing timely estimates, with clear and concise detailed breakdowns, accurate estimates and timely responses to emails and phone calls. This position will also take the initiative to build relationships with new GC's and maintain relationships with GC's they previously worked with prior to joining our team.
Qualifications and Responsibilities
- Must have a strong understanding of mechanical systems and controls
- Must have ability to read and interpret full set of construction plans/specs
- Leads the preplanning effort including shop drawings, value engineering, prefabrication, mobilization and material handling
- Detail oriented approach with a focus on accuracy and thoroughness
- Ability to work under pressure, prioritize tasks, and meet tight deadlines in a fast-paced environment
- Review project documents
- Identify scope of work
- Job walks
- Identify and document difficult / non-standard conditions
- Clarify scope with General Contractors
- Provide value engineering ideas
- Coordinate with PM Department to identify and fill scope gaps
- Participate in turnover process to PM and Field Departments
- Follow up on job bids
- Develop new relationships with new General Contractors
- Professional certifications, such as Certified Professional Estimator (CPE) or Certified Construction Estimator (CCE), a plus
- Responsible for job setup, budget input, and budget formulation
- Provide proper budget with material and subcontractor quotes
- Assist in contract review and negotiations
- Price up and negotiate all change order requests and create a budget adjustment accordingly
- Estimate, negotiate and implement all changes in the scope of the project; coordinate and communicate with the owner, general contractor and internal personnel, all cost and schedule impacts to the change order
- Generate revenue forecasts for assigned projects
- Review contract documents, contract drawings, specifications, codes, addendums and estimates for completeness and clarity; define the scope of the project
- Provide projection of labor needs for assigned projects for corporate schedule and company wide labor needs
- Other duties as assigned
Requirements:
- Commercial HVAC and mechanical experience a must have
- Ability to read mechanical plans
- Experience with projects from $10,000-$1,000,000
- Estimate and bring in a minimum revenue of $3,000,000/year
- Excellent oral and written communication skills
- Ability to meet deadlines and manage time effectively
- Computer skills including MS word, Excel and preferably experience with a project management software, i.e. Procore
Job Type: Full-time
Pay: $87,000.00 - $100,000.00 per year
