We are seeking a highly organized and proactive Real Estate Project Coordinator to manage the preparation, marketing, and sale of properties, while also assisting with property acquisitions. This role offers the flexibility to work independently and make impactful decisions in a dynamic, fast-paced environment. It offers a variety of responsibilities, from managing online sales and overseeing property renovations to coordinating marketing efforts and maintaining databases of potential investments. ***Key Responsibilities***
1. Online Sales Management:
- Research fair market value for various items (e.g., tools, furniture, lab equipment).
- Photograph items and create compelling online listings.
- Manage listings on platforms, negotiate offers, and close sales.
- Package and ship items to buyers.
2. Moving Coordination:
- Prepare items to be moved, including packing and labeling boxes.
- Research moving companies, get bids, and oversee the moving process.
- Manage and oversee movers on-site during transitions.
3. Property Renovation Coordination:
- Create a detailed list of property improvement needs.
- Research and meet contractors on-site to collect bids or start work.
- Compare bids, make recommendations, and oversee contractor work.
- Verify the quality of work before authorizing payments.
4. Property Staging:
- Research and compare bids from staging companies.
- Coordinate the staging process and ensure the property is show-ready.
5. Marketing Material Creation:
- Organize high-quality property photos and videos.
- Write detailed lists of property features and benefits.
- Create marketing collateral, including websites, flyers, and email campaigns.
- Upload property details to online marketing portals and oversee campaigns.
6. Lead and Client Management:
- Respond to inquiries and manage property leads.
- Schedule and conduct property showings.
- Send follow-up emails, make calls, and provide detailed lead flow reports.
7. Property Maintenance:
- Inspect properties to ensure show-ready condition (e.g., clean bathrooms, stocked flyers).
- Collect mail or packages and handle any on-site issues.
8. Property Acquisition Research:
- Collect due diligence data on commercial properties (e.g., tenant leases, financial info).
- Coordinate inspections and engineering consultations.
- Assist with financial modeling for investment properties.
- Maintain a detailed database of research and property leads.
