Our national multi-family management company seeks an experienced Regional Service Manager with a "Whatever it Takes" attitude to be responsible for overseeing the Service Managers, physical properties, general maintenance repairs, and apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community.
JOB SUMMARY
The Regional Maintenance Supervisor is responsible for the general oversight of the maintenance operations and training for the region in which he/she is assigned.
REPORTS TO: Regional Vice President.

REQUIRED EDUCATION AND TRAINING
DEGREES AND DIPLOMAS
High school diploma or equivalent.
Five (5) or more years as a maintenance supervisor in the multi-family industry or equivalent combination of education, training and experience that demonstrates the ability to perform the duties of this position.

1. Ensure all Maintenance Supervisors have been properly trained in a timely manner upon new hire with a strong emphasis on company culture and the Whatever It Takes philosophy. Training will include, but is not limited to, on-site safety, maintenance practices, policies and procedures, expectations, ready-made products and condition inspections.
2. Responsible for communicating performance of national accounts with Regional Vice President.
3. Be available as necessary to help evaluate scope of work, vendor selection and/or pricing associated with l capital projects.
4. Responsible for bi-annual and/or quarterly safety training.
5. Assist with the setting up of maintenance shops with new management opportunities to ensure adequate safety equipment is in place and the shop is organized for efficiency.
6. Perform periodic property inspections to ensure no potential liability situation exists (i.e., stairwells, pool gates, maintenance shops, etc.) Ensure properties meet compliance with EPA and OSHA guidelines, HUD requirements and various other governmental agencies. This will be achieved through bi-annual and/or quarterly inspections as needed.
7. Assist in implementing strategic initiatives for maintenance operations in assigned regions.
8. Assist in developing, implementation and follow-up of Company policies and procedures relating to maintenance operations, safety and employee training requirements in assigned region.
9. Assist with maintenance personnel, hiring, interviewing candidates, reviewing test scores and making recommendations.
10. Support Maintenance Supervisors through training, following up on work orders, making ready procedures and expense control when a property is underperforming expectations.

TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS
EPA 608 Certification required.
Certifications/Permits required City or State to perform job responsibilities required.
Training in boiler repair, plumbing and mold detection/resolution required.
Certified Apartment Maintenance Technician (CAMT) preferred.
Certified Pool Operator (CPO) required.
Uniform Physical Condition Standards (UPCS) preferred.
Housing Quality Standards (HQS) preferred.
