The Facility Maintenance Director is responsible for the facility’s buildings, structures, related mechanical, electrical and plumbing systems. This position will oversee preventative and predictable maintenance as well as evaluate and execute repairs needed to be performed.
Essential Duties and Responsibilities: include the following.
- Oversee corrective and preventative maintenance for all structures as well as mechanical, electrical and plumbing systems as in accordance with specifications.
- Plan, coordinate and maintain a scheduling routine which incorporates the work order system for preventive maintenance, minor repairs and capital repairs, and the prioritization of such work.
- Troubleshoot systems/equipment issues and recommend solutions for repair and improvement.
- Assist with identifying annual capital budget needs and the coordination of approved capital projects.
- Develop and maintain good working relationships with local municipal bodies and outside contractors.
- Prepare and manage department’s annual operating budget.
- Ensure compliance with procedures/protocols for employees related to safety training and equipment use.
- Provide comment/feedback and recommendations related to vendors, contractors and service agreements.
- Maintain inventory control oversight with respect to maintenance stock, supplies and equipment.
- Manage, motivate, develop and provide direct leadership to department staff.
- Perform other duties as required.
Requirements/Qualifications: The physical demands listed below are representative of those that must be met by a team member to successfully perform the essential job functions. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
- 5 years of experience in maintenance of stadiums or similar facility, including mechanical systems.
- Formal HVAC or electrical training preferred.
- Working knowledge of construction and facility maintenance techniques, issues and trends.
- Experience in creating scopes of work and soliciting for project quotes/proposals.
- Ability to understand HVAC systems, plumbing systems, chiller operations, boiler operations and emergency generator.
- Ability to prioritize requests effectively; provide direction and leadership.
- Experience with contractors’ oversight and interaction with local municipalities a plus.
- Must be in good physical condition; able to lift and/or move up to 50 pounds while twisting and/or turning, work at heights and frequently climb stairs and ladders.
- Proficient computer skills including Microsoft Word, Excel and Outlook. Experience with Energy Maintenance and Building Maintenance systems preferred.
- Ability to work extended hours, nights, weekends and holidays as required.
- Ability to converse fluently in both English and Spanish strongly preferred.
