Then you might be our new Maintenance Technician!
ROLE:
You will work closely with our Community Manager and vendors to ensure the proper functioning and maintenance of our buildings and associated facilities and systems. Your role is crucial in providing our residents with high-quality, safe and comfortable housing and protecting our client’s value.
RESPONSIBILITIES:
- Deliver excellent customer service, collaborating with residents, the Community Manager, and staff in a friendly and professional manner
- Assist the Community Manager with updating preventative maintenance and execute plans
- Perform maintenance tasks and respond to work orders efficiently and cost-effectively
- Inspect property regularly, address safety concerns, and make necessary repairs
- Prepare apartments for move-ins, including unit turns and full renovations
- Obtain bids, schedule, and oversee any vendor work
- Close out work orders and coordinate with the Community Manager on billing
- Troubleshoot maintenance issues
- Help identify and onboard new vendors/subcontractors
- Maintain professional communication with residents
RESULTS:
- Efficient task completion with less than 10% re-work on orders
- Clear communication with Community Manager, residents, and vendors; all parties informed before needing updates
- 100% of maintenance requests acknowledged within 1 business day and scheduled promptly
- Facilities and systems well-maintained
- Work properly documented upon completion
- Organized office records, per Community Manager’s direction
- Professional and courteous communication with residents
REQUIREMENTS:
- Well-rounded Maintenance/Renovation experience and technical skill set with strong troubleshooting skills
- Strong technical knowledge of apartment building systems including electrical, plumbing, HVAC, multi split system, appliances
- Carpentry and sheetrock (Hang, float and paint sheetrock) experience
- EPA Section 608 certified to work with refrigerants (preferred)
- Must have own tools
- Ability to regularly walk properties, including stairs, and perform physical tasks
- Strong communication and emotional self-regulation under pressure
- Organized, detail-oriented, and reliable follow-through
- Positive team player with a proactive, self-starting attitude; able to work independently without constant supervision and direction
- Valid driver’s license and reliable transportation
- Smartphone with a good camera
- Professional appearance and grooming
- Able to pass drug screening, reference, and background checks
- Willing to take occasional after-hours calls
