Maintenance Technician
Urban Intent is seeking a highly professional, full-time Maintenance Technician to assist in the upkeep of our high-end, luxury apartment buildings. Ability to paint is a plus. The right candidate for this position is experienced, hard-working, customer service driven and self-motivated with maintenance skills, a positive attitude, and the ability to work in a fast-paced environment.

Work Hours and Requirements:
- Full-time: Sunday– Thursday, 8:30 AM to 4:30 PM
- Occational weekend hours in emergency situations
- Ability to commute/relocate: Philadelphia, PA 19122: Reliably commute or planning to relocate before starting work (Required)

Job Demands:
The usual and customary methods of performing the job's functions require the following physical demands:
- Climbing and balancing
- Significant stooping, kneeling, crouching, and/or crawling
- Significant fine finger dexterity
- Significant lifting, carrying, pushing, and/or pulling
- This position is sometimes performed in outside weather conditions including heat, cold, and rain.
Essential Functions:
To perform this job successfully, an individual must be able to accomplish a variety of maintenance tasks to keep the properties in excellent operating condition. These include but are not limited to:
- Work order requests for occupied apartments, building common areas, and grounds on and throughout the portfolio.
- Prepare apartment turnovers, which may include painting, hardwood floor repairs, cleaning, window and screen repairs, general repairs, blind installation, and related tasks.
- Repairs, replace or update door locks (hard keys and electronic fobs)
- Preventative maintenance of building systems and common areas
- Coordinate, receive, and manage vendor services.
- Other duties as assigned.
Desired Skills & Qualifications:
- High School diploma/GED (required)
- Valid Driver’s License or ability to obtain license upon hire (required)
- At least two years’ experience in property maintenance
- Ability to paint
- Strong sense of initiative and determination to get the job done correctly.
- General knowledge of mid-rise building systems including:
- Heating, Ventilation & Air Conditioning
- Appliance Repair
- Basic Plumbing
- Basic Electrical
- Basic Carpentry
- HVAC Certification (preferred but not required)
- A track-record of strong customer service skills, independent work, and organizational skills
- An understanding of office tech including Microsoft Office and cell phone apps
License/Certification:
Driver's License (Required)
