The property has 244 apartments with upscale finishes and extensive amenity package carefully designed for our future residents. Class-A new construction and/or high-rise experience is preferred. A DC 3rd engineer license is required.

PRIMARY RESPONSIBILITIES: Maintenance Operation Oversight
- Responsible for the full operation, efficiency, and productivity of the maintenance department at their property.
- Responsible for the schedules of all maintenance personnel including normal shift scheduling, on-call, snow/ice control, and special events and emergencies.
- Dedicated to the development and training of all maintenance personnel either through formal training or in-formal coaching and development.
- Oversee all contractors assigned to do physical work at the property. Ensure completion on a timely basis at competitive rates with a focus on service to our customers. Make sure proper accounting procedures are followed in assigning service orders prior to the work being completed and attain VTV’s from the vendors as work is completed.
- Maintain/Update the Make Ready Board in the Entrata system regularly.
- Enforce al regulatory regulations for federal, state, and local level at the property.
- Responsible for scheduling all common area work, work tickets, punch-outs and special projects as assigned.
- Review on-call responses to see all work is completed and all vendor service orders are completed on a daily basis.
- Monitor the work load of the department and notify the Property Manager and Assistant Director when OT is needed or assistance from other properties/vendors is required to complete assigned tasks on time.
- Ensures timely completion of all monthly scheduled preventative maintenance at the property.
- Manage the start-up of the pool seasonally as well as daily management through pool season.
- See that all necessary safety inspections, processes, and procedures are followed including lockout tag out procedures and MSDS sheet collection.
- Responsible for ordering parts through the Daycon purchasing process and maintaining the parts inventory at the property.
- Required to inspect the property on a regular basis to see everything is in good working order, all inspections are completed, and our curb appeal is at expected levels.
- Able to complete service requests from residents in all aspects of maintenance including HVAC requests.
- Capable of advanced repairs in plumbing, HVAC, electrical, and carpentry repairs.
- Responsible for scheduling and participating in all snow removal processes at the property.
- Responsible for responding and managing catastrophic emergencies at the property regardless of time of day. Staying focused on the safety of our residents, preservation of the property, and communication with required stakeholders per our emergency guidelines.
PRIMARY SKILLS: Leadership
- Must have exemplary communication skills verbally and in writing with customers, employees, and vendors.
- Strong customer service skills are required including handling difficult customers and able to follow-up on prolonged repair problems and issues.
- Significant problem solving abilities needed including diagnosing, formulating, and managing all aspects of problem resolution for the Maintenance department.
- Capable of providing ongoing communication to the Property Manager and other team members on all aspects of maintenance and include strong coordination with office personnel where needed.
- Focused on daily training, development, and support for all maintenance personnel.
- Ensures proper on-boarding for all new maintenance personnel.
- Responsible for the creation of the property maintenance and capital budgets.
- Report monthly on expense variances and project status in the maintenance department.
- Stay up to date on the latest maintenance procedures within the multi-family industry.
QUALIFICATIONS:
- At least 3 years’ experience in Residential Property Maintenance, with one year of supervisory experience preferred.
- In-depth knowledge of all aspects of property maintenance.
- Proven track record of success in managing expenses effectively in maintenance categories.
- Strong verbal and written communication.

EDUCATION:

WORK ENVIRONMENT:
This job operates in a professional office environment with regular work in an outdoor environment. This role routinely uses standard office equipment such as computers, phones, copiers, filing cabinets and fax machines. There is exposure to all types of weather conditions when managing daily work functions of the department.
PHYSICAL DEMANDS:
This job requires you to stoop, bend, and lift regularly throughout the work day. This role can involve the use of ladders, doing work on exteriors of buildings including roofs. You need to be able to lift up to 50 pounds.
