POSITION DESCRIPTION
The primary responsibility of the Roving Maintenance Supervisor is to assist property sites in maintaining the physical integrity of the community. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Roving Maintenance Technician will perform all regular and customary technician activities and work at different properties within the geographic area of the primary work location.

DUTIES/EXPECTATIONS
- Conduct all business in accordance with company policies and procedures, state and federal laws, e.g. OSHA, ADA, Fair Housing, etc.
- Constantly be aware of the condition of the property throughout the community and immediately initiate action to correct unsafe conditions
- Perform routine preventative maintenance on all appropriate equipment as directed by management.
- Aware of all utility meter cut-offs, unit and fixture cut-offs, sewer cleanouts
- Respond to and complete service requests, including performing minor and routine maintenance/repair, as directed, involving the following on a daily basis: HVAC systems, interior/exterior lighting, boiler/gas/electric, Pool areas, water irrigation systems, electrical & plumbing, tile/carpet/flooring, roofing/gutters, ceiling leaks, etc.
- Assist with the completion of all needed make-ready repairs and services.
- Removes and transfers heavy appliances and equipment from storage area to unit (or vice versa) as circumstances warrant. Assists in liens, moving abandoned furniture, appliances, etc. to dumpster when necessary
- Knowledgeable of inventory levels of spare parts and supplies; weekly inform manager of shortages
- Assist in keeping grounds neat and free of litter. Rakes, sweeps, shovels, power washes and picks up trash as circumstances warrant.
- Perform additional duties requested by management
- Requires travel 80% of the time from property to property
QUALIFICATIONS
- The position requires a minimum 2 years’ experience in property maintenance or equivalent field.
- Must meet all physical requirements and be able to take direction.
- Work Hours: 40 hours per week, as scheduled, Monday through Sunday. The weekly schedule may change as required. May be necessary to work weekends. On-call for maintenance emergencies.

- Equipment Required: Requirement to wear gloves, goggles, back support belt, and other protective equipment as task dictates.
- Equipment: An associate in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
- Hand tools: Various wrenches, hammers, grips, saws, sledgehammers, etc.
- Power tools: Wrenches, sanders, drills, saws, etc.
- User-Moved Aids: Wheelbarrows, dollies, buckets, step ladders, full and double ladders, etc.
- Mechanical Equipment: Motors, pumps, compressors, blowers, electric power augers, etc.
- Measuring Devices: Calipers, voltmeter, PH tests, gauges, etc.
- Previous experience with Yardi Maintenance Application
