The Maintenance Supervisor ensures the property’s physical integrity and assists the Property Manager in overseeing overall performance. This working supervisor role involves handling service requests, unit make-readies, and rehabs, while maintaining a safe and clean environment for residents, guests, and staff. Responsibilities include managing the maintenance team, groundskeepers, and housekeepers, and overseeing all property maintenance tasks such as custodial duties, preventive measures, and emergency repairs. The role also includes monitoring the property’s maintenance program to safeguard its condition.
Key Responsibilities:
- Maintain the property’s physical condition per safety and operational standards.
- Prioritize and address service requests and general maintenance tasks promptly.
- Diagnose and repair systems including pools, HVAC, roofs, electrical, and plumbing.
- Oversee turnkey operations to ensure vacant units are made ready in a timely manner.
- Supervise contractors related to property maintenance.
- Conduct daily team meetings, assign tasks, and ensure performance standards are met.
- Maintain a preventive maintenance program to reduce emergency repairs.
- Manage inventory of supplies and tools.
- Ensure compliance with safety regulations and conduct regular safety inspections.
- Participate in training, budget preparation, and property inspections.
- Handle team scheduling, training, performance evaluations, and ensure policy adherence.
- Ensure all required paperwork is completed promptly, including reports and logs.
Skills & Requirements:
- High school diploma or GED with relevant craft apprenticeship or equivalent experience.
- Proficient in handling maintenance supplies and equipment.
- Strong knowledge of plumbing, electrical, and general maintenance practices.
- Valid driver’s license and car insurance.
- HVAC, roofing, carpentry, plumbing, and electrical experience.
- Ability to work independently and as part of a team.
- Physical ability to perform duties such as lifting heavy items, climbing ladders, and performing repairs.
Physical Demands:
- Prolonged periods on feet.
- Frequent bending, stooping, climbing, pushing, and pulling.
- Lifting/carrying up to 75 lbs. frequently; occasional need to lift heavier items with assistance.
This position requires flexibility in scheduling, including availability for after-hours service requests.
