Iris Memory Care of Edmond is looking for a new Maintenance Manager. We are a small assisted living that specializes in caring for individuals with Alzheimer's and other forms of dementia. We are conveniently located in West Edmond on 178th between Penn and May off of Lake Hefner Parkway.
- Implements and documents preventative maintenance program for IRIS and equipment as assigned
- Maintains grounds, including outside building repair, lawn maintenance, and garbage removal as assigned.
- Maintains inside of building, offices, and common areas in building, including carpet and furniture cleaning, window cleaning, removal of trash and upkeep of vinyl floors, as assigned.
- Maintains and/or oversees repair of IRIS equipment; ensures that equipment is functioning properly and staff are trained appropriately in its use.
- Prepares suites for move-in and completes refurbishing of units after move-out, as assigned.
- Observes problems, concerns, and issues observed with Resident suites, IRIS, and the grounds and communicates them appropriately.
- Avoids loss, breakage, and waste of supplies and equipment.
- Maintains fire safety and emergency records, maintenance of systems and inspections required by state and local regulations.
- Performs safety drills, as designated.
- Maintains the maintenance budget for repairs, supplies, and service agreements, as provided by the Executive Director.
- Orders all supplies and maintains inventory control. Verifies orders received, ensuring needed maintenance items are on hand.
- Assists the Executive Director in budget planning to include capital budget resources.
- Assists the Executive Director in reviewing services and cost in required maintenance and life safety inspection service agreements.
- Maintains and distributes material safety data sheets in designated IRIS locations.
- Maintains, in cooperation with the Executive Director, working procedures for emergency maintenance as assigned.
- Maintains quality assurance and preventative maintenance records for the physical plant.
- Maintains record of Resident suite repairs, IRIS physical plant repairs, and work performed.
- Ensures that all warranty information is properly filed and accessible.
- Ensures that service logs are kept for all maintenance work by location, date, time, and service area. Ensures that service logs are current.
- Seeks to identify solutions and repairs to mechanical, structural, and cosmetic problems in-house while minimizing the use of outside contractors.
- Develops a current ledger to be kept on all vendor accounts, outside contractors, and technicians by service area and contact person.
- Establishes programs or follows IRIS programs to ensure that emergency generator, fire suppressions, and fire alarms, if any are tested and inspected monthly.
- Demonstrates knowledge and use of standard contract forms.
- Prepares and submits to Executive Director, monthly (or more frequently if needed) the status and preventive maintenance status reports.
- Personally diagnoses equipment breakdown and evaluates capability for repairs in-house.
- Possesses sufficient technical knowledge, experience, and mechanical ability to maintain and repair mechanical, electrical, plumbing, and HVAC systems.
- Performs and supervises janitorial tasks and minor repairs as assigned.
- Trains IRIS Team Members on the systems, equipment use, housekeeping and cleaning standards, to include chemical usage.
- Demonstrates knowledge of and adheres to procedures for fire, life safety, disaster, security, work, safety, and other emergencies.
Job Qualifications:
- Experience in janitorial/maintenance work preferred; familiarity with techniques of minor repair and maintenance for structural, electrical, plumbing, security, and heating and cooling systems required. Experience in building safety and hazard reduction preferred.
- Twelve (12) plus years of education preferred.
- Meet continuing education requirements and certifications on job classification and position, including state requirements.
- Ability to communicate and work with all levels of IRIS Team Members and IRIS Department Managers effectively.
- Maintains acceptable attendance record/follows work schedule.
- Organizes and utilizes time appropriately toward accomplishing assigned tasks; requires minimal supervision.
- Displays cleanliness, good grooming, and personal appearance and follows dress requirements.
- Displays mature behavior and attitude in speech and action.
- Displays ability/willingness to learn new skills and to teach others.
- Ability to communicate proficiently in English, verbally and in writing.
- Ability to work flexible hours to meet requirements of the job and be on call.

- Ability to lift up to 50 pounds occasionally; 35 pounds regularly.
- Routinely requires pushing, pulling, bending, walking, reaching, and stooping.
- Availability to work evenings, weekends, and holidays as necessary.
- Demonstrates as a team player with a positive attitude; able to work with IRIS Team Members and IRIS ownership/management staff.
- Ability to maintain accurate records and provide information as requested and required.
Job Types: Full-time, Part-time
Pay: $18.00 - $23.00 per hour
Expected hours: 20 – 40 per week
