The General Maintenance Technician performs support for general building operations and needs, including inspections, testing, and preventative maintenance on mechanical, electrical, and automatic temperature control equipment. This position is essential for ensuring the continuous operation of all building facilities and equipment.
Job Responsibilities:
- Perform mechanical work required for the installation and maintenance of equipment, systems, and facilities in accordance with diagrams, sketches, operation manuals, and manufacturers specifications.
- Conduct preventative maintenance and repairs on all air & water distribution system equipment, including but not limited to various types of mechanical and electrical equipment.
- Perform re-lamping, both indoor and outdoor.
- Operate, inspect, maintain, and assist in repairing the building's Energy Management System & Building Automated System, and Fire Safety System as needed.
- Conduct regular tours of mechanical spaces, tenant/public areas, roofs, and building grounds.
- Respond to service calls/tenant requests for HVAC, plumbing, lighting, escorts, general carpentry & painting duties, key making, picture hanging, and furniture moving.
- Communicate effectively with owners, supervisors, or owner's representatives on the work performed and present status of the mechanical system.
- Stay updated on changes in field safety and codes through seminars and other educational means.
- Assist in initiating work orders for unscheduled jobs, develop materials lists for ordering, and provide technical support for projects.
- Respond to emergency situations and troubleshoot and repair problems promptly.
- Conduct general housekeeping of mechanical/electrical rooms, including sweeping, mopping, and painting.
- Perform routine repairs related to Carpentry, General Maintenance, and assist all other trades as required.
- Completes work in accordance with UG2's Standard Operating Procedures and Work Instructions.
Requirements (Knowledge, Abilities, Skills, and Education and/or Experience):
- Knowledge of HVAC codes and regulations is preferred.
- Ability to successfully complete the required company training.
- Must be able to work varying shifts, weekends, and holidays as needed.
Preferred Qualifications:
- Must be able to respond to emergencies when needed.
- Proficient in the use of a variety of hand and power tools.
- Must be comfortable working off of ladders, staging, and power platforms.

- Physical Demands: Ability to perform physical labor and maintain a clean and organized work environment.
- The noise level in the work environment is usually moderate to loud.
- Possible frequent exposure to moving mechanical parts and risk of electrical shock. Occasional exposure to wet and/or humid conditions; high, precarious places and outside weather conditions.
